His expertise spans landlord and tenant representation, asset repositioning, new development, and complex land-use matters. His deep understanding of marketing, law, commercial transactions, and the retail and investment landscape has enabled him to build lasting partnerships with the City and County of San Francisco, Edens, L3 Capital, Veritas Investments, Prado Group, and The Swig Company.

Grounded in both law and economics, Santino brings a unique analytical perspective to every transaction, balancing analysis with creative problem solving to bring projects to fruition. He maintains trusted relationships with city officials, community leaders, and third-party professionals, and continues to collaborate with organizations such as UC Law, Mercy Housing, Union Square Alliance, and the Port of San Francisco, reflecting his dedication to both civic and nonprofit partnerships.

Born in Italy and raised in Chicago, Santino has called San Francisco home for over two decades. He earned a B.S. in Applied Economics from the University of San Francisco and a Juris Doctor from Golden Gate University School of Law, where he earned a Certificate in Real Estate Law. He is admitted to practice law in the State of California. Santino lives in San Francisco with his wife and children, the city that continues to inspire his work every day.

Santino was born in Italy, raised in Chicago, Illinois, and attended both undergraduate and law school in San Francisco, California. After completing a BS degree in Applied Economics from the University of San Francisco, Santino received his Juris Doctorate from Golden Gate University School of Law with a certificate in Real Estate Law. He is admitted to practice law in the State of California. Santino lives with his wife and children in San Francisco, the city he endeavors to improve every day.
