Scott Abernathy embarked on his property management career by acquiring his first triplex in October of 1989. Subsequently, he became a part of Coldwell Banker, where he honed his real estate skills for thirteen years before assuming the role of managing broker at a Prudential Real Estate office. At Prudential, he continued to expand his property management business while overseeing a team of more than forty real estate agents. In August 2010, he entered into a joint venture with Reliant Realty, LLC, to establish their property management division. In the summer of 2018, Abernathy founded Reliant Property Management, Inc., as an independent real estate and property management firm. In March 2017, Reliant Property Management partnered with Property Management Inc, forming PMI Professionals. Since then, Abernathy has inaugurated two additional Property Management Inc. franchises: PMI of Memphis, catering to the West Tennessee market, and PMI North Alabama, serving the Huntsville area market.
Throughout his career, Abernathy has assembled his own rental property portfolio, totaling around twenty units, reflecting his conviction that owning scattered site rental properties offers a path for middle-class Americans to elevate their economic status. He also takes pride in his role as the Regional Mentor for Tennessee within the Property Management Inc. Franchise.
Abernathy is deeply committed to assisting fellow landlords in optimizing their rental properties. He is the author of "Kingpin Landlord: Unlocking the Secrets to Real Estate Investing." In this eight-chapter book, Abernathy guides landlords on how to increase revenue and steer clear of complications through a captivating narrative format. Scott is actively engaged in real estate and property management trade associations, serving on the board of directors for the Middle Tennessee Association of Realtors (and acting as President in 2023) and the National Association of Residential Property Managers. He held the position of President of the Nashville Chapter of the National Association in 2010 and served as the President of the National Association in 2021. Scott contributes to his community by participating in the Murfreesboro Meals on Wheels program and fulfilling the roles of a deacon and Sunday School Director at First Baptist Church.
Education has always been a top priority for Scott. He graduated from Middle Tennessee State University in 1994 with a BS degree in Aerospace and a minor in Real Estate. Continuing his educational journey, he obtained his Tennessee Real Estate Affiliate Broker License in 1993, Tennessee Real Estate Broker License in 2005, and Alabama Real Estate Broker License in 2020. He furthered his credentials by earning the Graduate of the Realtor Institute (GRI) designation from the National Association of Realtors (NAR) in 2007. From the National Association of Residential Property Managers (NARPM), Scott achieved the Residential Management Professional (RMP) Designation in 2010 and the Master Property Manager (MPM) Designation in 2012.
With the exception of his four-year service in the United States Air Force, Scott is a lifelong resident of Murfreesboro, Tennessee, where he graduated from Oakland High School. He is the father of one son, Alex, who has also embarked on the path of entrepreneurship with his own venture, "Not Rocket Science Trivia."
