Shar’s been an awesome realtor, helping us find our dream home in San Diego. We're still on the search, but Shar has been patient and super helpful with all of our questions and concerns as first-time homebuyers.
She’s been a great guide through our the entire process. She's always available to chat and offer her expertise and advice. And even though we've seen a ton of homes that weren't quite right, she's never pushed us to make an offer on something we weren't sure about.

Shar's knowledge of the San Diego market has been incredibly valuable in our search. She's given us the lowdown on different neighborhoods, schools, and market trends, so we feel like we're making informed decisions.

As a first-time home buyer, I am overwhelmed with gratitude and respect for Shar! She is an *incredible realtor*. To anyone looking to buy or sell a home – you need to work with Shar! Her quality of work, trustworthiness, and perseverance as a realtor is truly impressive! She is also one of the nicest people you will ever meet in San Diego!

While out running errands, I impromptu walked into a condo open house on a Sunday afternoon in September – without a plan, a real estate agent, or a mortgage lender ready to go – and fell in love with the space and location. I immediately messaged one of my local friends asking her to recommend a realtor and mortgage company ASAP. My friend recommended Shar, who I texted immediately after leaving the open house. Shar called me within an hour, listened to what I wanted to get myself into, and immediately agreed to work with me. As soon as she took me on as a client, Shar created a wonderful presentation on the comparative properties in the surrounding area which gave me a clear picture of the condo’s value for the location. Shar was incredibly flexible in working with the lender I decided to work with – she worked diligently with my lender to ensure nothing was missed and everything went smoothly. She helped me put an offer on the property a day after the open house, and after one round of negotiating, I was under contract in just 2 days!

Because I was going to be traveling internationally within 25 days of this open house, Shar worked with my lender to get the closing done within about 15 days. It was definitely a whirlwind experience! I am so grateful to Shar for her support – she remained so calm, graceful, and diligent throughout the entire process (even when the HOA management company was proving difficult to get answers from!), which greatly eased my stress and anxiety as I navigated buying a home for the first time on my own. Shar worked with me to set up all the inspections I requested and made sure every single contingency was satisfied before I signed off on anything for the closing. She also negotiated with the seller for even more seller credits at closing than I originally asked for, which was such a pleasant surprise!

I could NOT have accomplished all of this without Shar by my side. Everything about this home-buying experience from start to finish worked out in my favor as the buyer thanks to Shar’s brilliant realtor negotiation skills. I am so incredibly proud and happy in my new home, and I will be forever grateful for Shar’s enthusiasm, support, and go-getter attitude.

Shar and I completed the full home journey together. She helped me buy my home and then sell it 5 years later. She is extremely organized, patient, thorough, and knowledgeable. She was always available to answer questions, provide insight, and remind relevant parties of any pending deadlines. She is honest and transparent, as she both educates and supports her client while moving them through the process. I was so fortunate to be able to work with her during both of these milestones. I highly recommend Shar Vanderstyne. Her style is individualized to accommodate stages of life and work schedules for individuals or families buying/selling a home.
