Oh Elnaz from Shiva Group Compass… where do I begin? I was first introduced to Elnaz through a mutual friend. It was around the time after when my father had suddenly passed away. And I was skeptical of realtors. I had a bad taste in my mouth after another agent was extremely pushy with me just when I had told her about my father and how I wanted to look into the home buying process soon. My father had expressed to my older sister not too long before his passing that he wanted to help me purchase my first home in any way he could. My apartment lease was up soon and I knew I was ready for the next step in buying a home for myself and to fulfill my father’s wish. I put my skepticism aside and Elnaz and I first met for a buyer’s consultation.

I first noticed Elnaz is an extremely genuine person… I could easily tell that she has your best interest as a buyer/seller at heart. She listened to the reason behind my home searching, what I am looking for, and what this entire process means to me. She respectfully listened and told me we can move at my pace and that we’ll find a beautiful home together. She laid out the steps on what we’d need to do get started. She also shared more about her family and I realized there was a lot of parallels between us. Sound cheesy, but I knew that night I had to work with Elnaz to purchase my first home.

My home buying process was generally smooth. We looked at roughly 20 properties together. Elnaz was extremely punctual, flexible, and prompt. Professional all around. She answered every single question with honesty. She asked good questions and also kept me on track of my priorities. She dealt with the seller’s agent and everyone with utmost professionalism and respect—even when some wouldn’t do the same with her.

On a cold January day, Elnaz physically cold knocked on multiple doors in the neighborhood to get find the best quote for a deck repair. And she did. And made friends while doing it! The amount of effort, love, and respect she has for her profession is absolutely unmatched. And it’s something I personally admire about Elnaz. She was really there for me throughout the entire process. Elnaz’s love and determination for finding her clients the best home possible… it’s something a blind man can see. I was able to close on a beautiful home with all of my requirements within the budget I had. I not only want to thank Elnaz for being a competent and driven realtor, but also for being a great friend and an individual. So thankful to be able to say that not only did I gain my first home, but also an amazing friend. You already know who I’d want to work with when it comes to selling :) I couldn’t recommend Elnaz and Shiva Group enough. Thank you all!

Rumor has it that buying your first home is stressful... but for me, it was possibly one of the easiest processes I’ve ever been a part of. And I owe it all to Elnaz. From patiently explaining every step of the home buying process; to booking inspections for me when I was too busy to do so; to reminding me to file for my homestead exemption months after my closing, Elnaz has truly made buying my first home seamlessly smooth.

On top of that, Elnaz was my sounding board. I was buying my first home on my own. So, for all of the showings and for all of the big decisions, it was just me and Elnaz. She made sure I understood the pros and cons of each place, what the fair market value was based on the renovations (if any) and what she could use to negotiate the price down. With Elnaz by my side, I felt confident I was making the right decision.

I cannot recommend her enough.

My family recently sold a luxury home in Marietta with Shiva Group. Our listing wasn't a slam dunk from the start, and Shiva took on the challenge heads on.

We don't have enough nice things to say about our experience with her and Compass. They were professional from start to finish. They guided and navigated us thoughtfully through every significant decision we faced. They were hands-on and responsive throughout the process. They were available at all hours. We closed on the house less than 30 days after our first open house and above ask!

We've bought and sold homes with other agents, and my experience with Shiva stands out above the rest. If you are looking for a team that puts their heart into a process and brings their A-game, I would look no further. We would highly recommend Shiva and her team to anyone.

I want to start by thanking Shiva for just not selling home but also for her patience and commitment through the entire process.
I entered the market like every new buyer with lots of hopes and excitement, selected few realtors to work with and was ready to start the housing game. However, it did not take much time to be disappointed and loosing hopes. The first realtor laughed at me because he said I am looking for an unrealistic house with limited budged, the 2nd realtor did not even pick my phone for the number of questions I've asked, the 3rd realtor created a profile in his portal and asked me to call when I like a house (no questions, suggestions, or additional conversations). So, I almost gave up on my house dream due to unprofessional realtors and the current market situation.
One of my good friends suggested Shiva Group and to be honest with very limited hopes I reached out to her. Shiva immediately scheduled a meetup and impressed me with one of her biggest skill LISTENING. Yes, she listened to my needs and requirements and after our conversation she came up with a game plan and walked me through very important processes 1) Pre-approval 2) Explained first time buyer’s options 3) Give me an overview of current market. She was so professional that she suggested best location and surroundings that I should be looking before buying a house. That gave me confidence that she knows in & out of the real-estate business and she is willing to help.
Now that being said, after I checked few houses for a while, all I kept saying is I would buy any house which she would recommend :-D :-D. I still remember the day she called me and instead of giving up on me she guided/suggested the importance of checking house specially in current market and how aggressive I should be (more like a family than just a realtor).
After 1.5 months of search, we finally found a house and I should say I am so IMPRESSED with her negotiation skills and her in-depth knowledge on every tiny little thing. It could be appliance, estimates, labor costs what not, she has great knowledge and almost accurate with pricing. I would have not gotten the current house if it was not Shiva.
It is not fair if I do not mention Shiva and her team Elnaz and Yaima for always willing to help, available in Shiva’s absence and work as hard as Shiva. All I want to say is I highly recommend Shiva and her team for their knowledge, professionalism, and skilled assistance for your future house.

I will start by thanking Shiva and her team to help us find our dream house (considering the market is crazy)

When working with her, will feel like your own family helping you in finding the house, she will tell you all the pro-cons of the house. Never see her rushing even though she has a lot of other clients and best part is if you feel deserted, she will call you at night and giving you hope that the right house is waiting for you.

Since the market was so crazy where million dollar house are sold in cash, we went on house hunting for a month and almost saw 30+ houses. Some house we saw were not even in the market yet, not sure what magic she does. In the end we got our dream house thanks to her dedication and positivity as I was thinking to drop the idea of buying the house in this market.

Thanks you Shiva for all you did for us.

And one more thing that I remember if she thinks the house doesn’t worth it, her lines will be ‘This house is a lipstick on the pig’ LOL

Shiva and Elnaz made buying a house such a breeze! We were new to home buying, and have heard horror stories from friends and family about terrible agents. Shiva was professional and personal! She never made us feel uncomfortable and helped us every step of the way!
She first referred us to a very professional mortgage banker who got the best rate and approval in a very short time.(excellent service)
After bank approval We decided to give our first offer for the second property that We saw and amazingly our offer accepted in seller’s market and shiva was the one who made it happen because she knows seller’s language!
Shiva has a very good knowledge and understanding of real estate market that saved us lots of $$!

She surprisingly was very professional in estimating the repairs cost which made her able to strongly negotiate with seller for a very good reimbursement.
She explained everything in a way that was easy to understand and finally arranged a very smooth closing day.

I haven’t seen anything like this! Get ready...set...SOLD. My wife and I moved our home many times, in different states, and worked with a lot of real estate agents to sell or purchase a house. Moving to a new city in a pandemic while expecting our first child was not an easy assignment. However, Shiva and her team went above and beyond our expectations and found us a lovely home in Brookhaven. She was transparent, honest, thoughtful, hardworking and a great advocate for our interests. After 15 years of living in one place, Shiva was like a miracle worker. With the great skills that she has with negotiating and her profound knowledge, she found a great home for me in my ideal location with a wonderful deal. Working w/ Shiva and Elnaz, Compass Realtor Group, as a first time homebuyer has been the most efficient, fun, informative, and fantastic experience of our first investment. My husband and I are most grateful for get to know Shiva& Elnaz, the sweetest most fun souls inside out. We for sure appreciate their effort in which they pretty much took our baby hands and walked us thru home-buying experience every step at the time.
Professionally, they first interviewed us just as an introduction and patiently took the time for 2-3 days, showing us all sorts of houses. We pretty much were lost and didn't have any idea on how to narrow our search for our first home.
They never got offended or exhausted by our lack of knowledge neither by our consulting friends& family for their opinions. They patiently, listened and took the time, every single Friday/ Saturday, all day for almost 2 months, showing us around.
Finally, “ the experts” pretty much pulled out our hidden desire on what we actually are looking for and made it happen.
Along the path they introduced us to loan lenders, banks, contractors, and whoever needed to help ease the process, and every single person had nothing but awesome to say about Shiva’s group.
Shiva set the expectation high, which makes it pretty much impossible to go elsewhere.
She helped us get thru the loan approval, negotiate a significant closing cost payment, and secure our offer in the most efficient and effective way that I have not known of anyone else could do such, unless knowing the laws and rules inside out.
With having to wait for our loan approval, which by the way happened in speed of a light (less than 21 days)and existing multiple backup buyers keep suggesting rightaway payments waiting in line, she definitely worked her magic and closed the deal.

She gave us confidence, peace of mind, and the experience that we would, no doubt, win and we did.
