stp145 Bought and sold a Single Family home in Valencia, PA. Just before my wife and I got married five years ago, we were looking to purchase our first home and didn't know where to start. We tried searching the internet and various real estate websites on our own, but found that the information was typically dated and in many cases the homes weren't even on the market any longer. Finally, some friends of ours referred Stephanie to us. It was a great experience. Right from the start, she was very truthful with us (in a polite and respectful manor!). Resale of our first home was very important to us since we knew the day would come that we'd upgrade. She helped us to understand what to look for and pointed out which homes actually had that potential. We ended up purchasing a beautiful town house for a competitive price and still got sellers assistance. Four years later, we decided to upgrade. We immediately called Stephanie and in addition to helping us look for an existing home, she also pointed out to us that we could consider building a new home for the price range that we specified, which we decided to pursue. Stephanie helped us to develop a sales strategy for our town house that kept our goals in mind, instead of forcing a listing price on us or any other options that we weren't comfortable with. Sure enough, our town house sold in less than two weeks and for nearly a 10% profit over our purchase price just four years earlier. Also, during the process of making selections for our new home, Stephanie walked us through some options that would help us to get more value out of our home. She stressed that we should upgrade the items that we cannot change later, at least not practically (like structural items, or a garage extension). We’ve always admired Stephanie’s honesty and attention to detail when reviewing/completing contracts. She was fantastic to work with and made every part of the selling process easy to understand and took the time to go over items that were more complicated. The selling process can be quite time-consuming, from listing, showings and the actual sale process. At no point did I feel stressed or unsure of what the next step was as she was always explaining what to expect. One of her best qualities is her responsiveness... I never had to go more than an hour for her to get back to me over the few months we worked together. Her attention to detail is very impressive which comes in very handy. Another reason I loved working with her was her persistence and ability to follow-up with people. I never had to ask her anything more than once and she usually had the answer ready for me beforehand. She is extremely patient and pleasant to deal with which makes the process that much easier. Stephanie also shared her personal experience with contractors so as to help perform some required work on the house, which brings a level of comfort since it is someone that is tried and tested. She walked us through every step and made us feel like we were her only client. We never had a worry because Steph took the lead and dealt with the Mortgage loan processor and with the seller's agent.
