Cross Commercial Realty Advisors,LLC.
About Stephen
Stephen A. Cross, CCIM, specializes in representing commercial tenants, buyers and investors and, since 1984, has advised over 2,700 businesses and legal, financial and health care professionals, as well as municipalities and investors requiring as few as 1,000 SF to over 400,000 SF, on practical ways to lease or acquire commercial real estate at the lowest costs and most favorable terms. As his extensive list of clients demonstrates, Mr. Cross is well-versed in most every type of commercial real estate, including health care, office, industrial and retail.
Of note is that Mr. Cross does not list properties, which serves to eliminate the unavoidable conflicts of interests that inevitably occur when one or more agents from the same company attempt(s) to represent both buyer and seller, or tenant and landlord, in the same transaction (a 'dual agency').
Mr. Cross has leased space for his own company and owns income producing property (read: he has taken every step his clients are contemplating and done so with his own money.)
Commercial real estate contracts are complex, legally binding documents, and the deck is always stacked against the unrepresented, or under-represented, tenant or buyer. In an effort to help those whose core business is not commercial real estate better understand the nuances, terminology and practices of the industry, as well how to protect their rights (and pocket books), Mr. Cross has authored and published dozens of articles covering a wide range of provisions common to commercial leases (including preparing to lease space, negotiating essential terms and conditions, and composing the Letter of Intent) and purchase agreements (including performing due diligence, preparing the Purchase Offer, obtaining comprehensive Estoppel Certificates, and negotiating/renegotiating the purchase price), many of which are available in the Articles section of his website (www.crossrealty.com).
Mr. Cross holds a BS in Accountancy and the prestigious CCIM designation, has been retained as an expert consultant and trial witness, and serves on the Professional Standards Committee of the Arizona Association of Realtors.
If you should have questions about your commercial lease or a transaction, and whenever you're thinking about commercial real estate, whether it's leasing space, renegotiating a lease, relocating your business or buying investment property, you are urged to contact Steve Cross for invaluable insight, objective information, unbiased opinions and tenacious representation.
