Looking back on my house selling process I feel very fortunate to come across Homes by Sam and Tanya. From the start they were able to explain the process and were very responsive to my five hundred questions I threw their way. They really make you feel like apart of their family as opposed to a business transaction. I never felt like there was any hidden agendas and always felt they had my best interest at heart. If I had to pick a listing agent again I would 1000% percent still go with Homes by Sam and Tanya

Go with Sam and Tonya if you want a great experience, they helped us with our NJ to Florida move and went above and beyond what I called professional and actually made it personal, they gave me all the attention and time I needed to make a critical decision for my family and we got exactly what we needed... the kicker... an amazing deal... I saved thousands compared to others and walked in with more equity then I put down. I now consider them our friends in Florida. Class act, no nonsense and no pressure made it a lot easier to take on a big move. They even checked up to ensure I filed for all the Florida rebates... after close lol 😂 who does that now a days.... Thank you 🙏

If you are planning on selling your home I highly suggest you call Sam. He is extremely professional and great to work with. His property law and contract law knowledge are way better than any other realtor or lawyer that I have meet.

He either attended law school or loves to read and learn. Either way, he uses this knowledge to help his clients since most other realtors are lacking this knowledge. I will never use another realtor again other than Sam Thank you, Sam!

I am a Realtor in Boca Raton, Florida and was looking for a professional and enthusiastic Realtor for my friends who were moving to St. Augustine. I was lucky to find Sam and Tanya. They are by far the best team of Realtors that I have ever worked with. Although I had planned to assist with the sale, I wasn't able to participate at all and Sam and Tanya took over as if they were the friends! I was amazed from start to finish at how knowledgable they were about the area, the law, the local workers, and everything that one needs in moving to an entirely new part of the country. They entered into a contract on a house on the first day out, and Sam and Tanya scheduled a quick close and helped them find an apartment for the 10 day wait. Unfortunately that purchase fell through in spite of a valiant effort on Sam and Tanya's part to get a close. They quickly devoted two days to showing every house that came close to their wish list and succeeded again. Another hasty close was arranged and my friends are delighted new residents of St. Augustine, thanks to the extreme efforts put into the search, negotiation and closure by Sam and Tanya.

If you are looking for a home in St. Augustine or Jacksonville, you can't find a better, more knowledgeable or helpful team than this one! Thanks Sam and Tanya.

I met Sam & Tanya when I was buying a home from their seller. That probably sounds weird already but bear with me…..A little issue arose with financing during the process and Sam decided to step in to help save the transaction. He referred me to one of his good friends Dan Bulna that is a Mortgage Broker with Atlantic Mortgage in Fernandina Beach. As a result of this connection, I was able to purchase my first townhouse for about $10,000 less than asking price. Sam & Tanya were always professional, they were there to let me in for my final walkthrough, and Sam was present at closing to ensure the transaction went through.

Honestly, I wish I would have known this team before my issue and I will definitely refer them to friends and family.

I have known Sam for a few years now and he is known across North East Florida as an Excellent Realtor. Sam recently helped me purchase a condo at a rock bottom price. His fierce negotiating skills saved me $13,500 on my purchase. Also, he got me money back at closing for a few home repairs plus the seller paid some of my closing costs. His contract knowledge, negation skills, and attention to detail are par none! I'm a Millennial and I'm proud of it! As a first time home buyer, I was dead set on finding someone younger to help me find a property. After 3 millennial realtors, I realized that was a train wreck. Then one day I was at a wedding and met Sam Gorniak and what a breath of fresh air. Sam was extremely educated, honest, and transparent. Him and his partner Tanya helped me through all the stages of putting in an offer. They have a laundry list of excellent vendors that help them get things done in a super efficient manner. Damn these 2 were impressive and a super rare find. Do not waste your time going with anyone else!
