The top realtor in the state of Texas is Terry Hendricks. My husband and I were anxious about the buying process as we were moving from Georgia to Texas. Terry was amazing. He was aware of the finest places to look for a property given our needs. He was a fantastic cross between my husband's (pricing) and my wants (the wife (good neighbourhood, location to shops, schools, and more)), making him the ideal agent. We observed 15 homes. I want to say a few nice things about Terry and our experience working with him as our realtor. I truly have to say that only because of my Agent Terry Hendricks was the buying process made easy! We had a deadline of 2 months to find a home and not just any home we wanted specifics as does every other buyer. We did not have a location preference but a type of house preference. No matter how many times we thought we were going to look at the perfect house there was always something wrong. During all of our likes and dis likes Terry was super patient and determined to find us the right house. He always knew the market and I know that was amazing because we looked from Rockwall to Mckinney and every city in between. He was able to find us the right house within our budget that fit our need. He negotiated the house down by 10% of the asking price and even with a tough seller he was able to get the deal done. We originally decided to to try and sell, For Sale By Owner, that did not get us very much response or just the wrong type of response. Buying a home is ranked in the top three most stressful life events, however there should be a clause that buying a house with a Financial Planner is the #1 most stressful thing. Despite my very particular requests and my husbands attentions to all things financial, even down to the last forex, Terry managed to find us our current dream home. Every humble and sometimes not so humble entreaty was met with expeditious and precise information. Terry was exceptional at navigating us through the entire buying process of neighborhood selection to multiple offers and counter offers. Effective communications is such an understatement, from being wildly specific to detailed financial conversations about renovation options or an occasional zoom call ,every concern was met with uncannily accurate information while insuring we completely understanding. Not only did Terry take care to explain almost every detail of every step to us he did so exceptionally professional I might add. Even when I might have disagreed or want to quit the entire process Terry provided industry sound advice that was backed by up to date research and years of experience. Never will I look at an HOA as a bad thing again nor will I question its value. Terry explained in detail about the purposes, what value they bring to our home and what we should expect from them as well. We would not have trusted anyone else to find our current dream home. I truly have to say that only because of my Agent Terry Hendricks was the buying process made easy! Buying a home is ranked in the top three most stressful life events, however there should be a clause that buying a house with a Financial Planner is the #1 most stressful thing. Despite my very particular requests and my husbands attentions to all things financial, even down to the last forex, Terry managed to find us our current dream home.
Every humble and sometimes not so humble entreaty was met with expeditious and precise information. Terry was exceptional at navigating us through the entire buying process of neighborhood selection to multiple offers and counter offers.
Effective communications is such an understatement, from being wildly specific to detailed financial conversations about renovation options or an occasional zoom call ,every concern was met with uncannily accurate information while insuring we completely understanding. Not only did Terry take care to explain almost every detail of every step to us he did so exceptionally professional I might add. Even when I might have disagreed or want to quit the entire process Terry provided industry sound advice that was backed by up to date research and years of experience. Where should I start? Can I give 10 stars because 5 isn't enough? We had our home listed at the beginning of 2018 with another agent. Unfortunately, it didn't sell and we didn't know why. We didn't get any feedback from our agent so we were baffled and confused.

This man has some of best negotiation skills I have ever met, and he doesn’t let up! I was trying to get my house sold in due time without having it costing me thousands in closing costs (you can only imagine how that can be) and I wanted to sell my house with some good profits. Although at times the process became discouraging, Terry assured us we were on the right track and were going to find what we needed within our price range. Terry was very reassuring and understood what we wanted/needed based on what we shared and his experience in the market. He was very honest and shared the benefits and disadvantages of homes in certain areas with regard to resell value and perceived overall value. He established his trust and credibility by sharing stories of others and how those experiences translated to what we wanted even when it was not always expressly stated. He also ensured communication was occurring consistently, connecting with all parties involved to make sure nothing slipped through the cracks. When I had questions, I could send a quick text and always get a quick reply.

Terry helped us to understand all the pricing and paperwork related to our 1st home purchase. on multiple occasions, he took the time to go through the offer process, and helped us understand the timelines for moving forward with the option period and inspection. He also assisted in connecting us with a mortgage lender who aided us in reducing the amount of required closing costs as well as provided access to homebuyer assistance. He helped us find a competent and thorough inspector and worked through getting additional funds from the seller for items that were in disrepair. He worked through minimizing the amount of out of pocket funds needed by connecting with us and negotiating with the seller for more funds towards closing. We ultimately found the perfect home, in the most desired location with the desired size and layout within our price range. foreclosure and had no idea what my options were made my situation unique ... to me if no one else. Terry talked me

Terry was amazing throughout the entire process. I first started looking about a year ago when I reached out to Terry. My situation changed and it forced me to stay in my current residence a year longer than expected. I continued to receive updates even though my move out date was pushed back an entire year. I met Terry through a co-worker whose home he sold several years ago. I was a 1st time home buyer so I needed to work with a Realtor who was knowledgeable about the Market and diverse on different types of loan programs. One of the biggest benefits of Terry was the education on the Home Buying Process. He helped educate me on the Market and financing programs several months before I found a home. The challenge was this Dallas market is super competitive. So Terry went the aggressive route and found a home that was Off-the-Market at the time. He got us access to the home before other buyers.
