To Whom It May Concern: I am writing to tell you about my experience with Tim Joyce of Keller Williams Realty. Prior to hiring Tim Joyce and Keller William Realty my wife and I had tried several Realtor's and Agencies and had even took a shot of selling the property on our own, all to no avail, over a 3 year period. We originally contacted Tim in August of 2011 after receiving a letter from him in the mail. He came in to speak with us about the market analysis he had run and to listen to where we needed to be, to be able to walk away from the house. He looked at our numbers and told us, realistically, that even if he could sell the house for that amount, the banks would not appraise the house for that value and the loan would not be let. He then told us what he felt he could sell the house at, based on the market at the time and the activity over the last 45 days. For my wife and I that number meant we would need to bring too mush money to the table to wash out of our mortgages, a position we did not want to be in. We Thanks Tim for his honesty and openness and decided not to sign up with him at that time. Several months past and the market started moving a little in a direction that we felt could help our sale price and get us closer to a break even situation. We called Tim and asked him to work with us. We signed our Contract with him in early April and by the end of May we had a signed purchase in sales agreement. We feel the biggest difference this time for us, over the Realtor's and Agencies we had hire in the past, was Tim, because of his neighborhood market knowledge and down to earth personality. Tim was always available to us.

Tim assisted us in both the sale of our old home and the purchase of our new home. His good humor made the whole process easier. Tim was responsive to our needs, dealt fairly and professionally with all parties in the transactions and always represented our best interests. He followed up with potential buyers and kept us informed of all interest in the property. Our house sold quickly and we soon found a house to buy as Tim was very tuned in to our home requirements, not wasting our time with properties that weren't appropriate for us. Coming from out of state, my wife and I were very limited with what time we had available to look at homes. If we had a weekend available, Tim always accommodated us, even on short notice. We had an offer in a home that was accepted but the inspection went poorly which Tim had warned us about, but we put in an offer anyways because we fell in love with it. The same day of the inspection, we asked Tim to get us in to a home that was recently taken off the market. We went to lunch and got a call from Tim that he got us into the home. That home is now ours. We needed someone with knowledge of the area since neither my wife or I are from Nashua. Tim was was full of information and very patient with our many questions. The biggest factor to my wife and I was finding someone we could trust. After meeting with a few other realtors the sense of trust just didnt exist, but we found it with Tim. His honesty and candor will make you feel comfortable with what is one of the biggest decisions a person can make in their lifetime. I would enthusiastically recommend Tim to any first time or experienced homebuyer.

Tim is a great guy to work with, I was looking for something very specific so I admit that I made it a little more difficult to find what I was looking for, but Tim was great in helping me find the right property and working with me and the sellers to make it all happen. He was responsive to every question I had, and easy to get a hold of. Respectful, honorable, trustworthy, patient, caring and very knowledgeable. Tim is every single one of these things without being over the top. He's very respectful, our interactions showed he is a great listener and understood our time schedule and needs.
