Our experience with Todd Schroth has been excellent. We have a home in Ohio and were looking to find a second home in the Wekiva area. Todd and his team were great. We had a situation in which we were trying to move to a relatively small area and made a purchase without contingencies before selling. He helped us with the purchase and was a great negotiator along with being able to deal with a difficult selling agent and homeowner while shielding us from some of those issues. We ended up with equity upon closing thanks to his advice. On the sale of our home he helped us get a good price for our home. There are so many details that were taken care of by Todd and his team, many of which I probably didn't realize. I've worked with Todd on two separate occasions. First in 2002 in selling a house on East side of town. He had a contract written in about 7 business days. The house was located in an area behind UCF where there wasn't alot of traffic. I had originally tried to sell it on my own and after months of open houses but no offers, i called Todd up and he had it sold very quickly. In mid-April of this year, I contacted Todd and asked him to come over and give us an idea of what we could sell our house for. He came over within a day and then did comps on other houses in the area. He then listed our house and within 3 business days, we had 4 different parties interested in looking at the house. At the end of the 3rd business day, we had 3 offers written. Two out of the three were trying to out-bid eachother on the sale of the house. Todd did all of the negotiating for us and we ended up doing both closings - for the house we were selling and one that we were purchasing - at the same title company on the same morning. Todd did all of the negotiating on the house that we purchased as well. Everything was handled seamlessly and I have to say, there were no issues between negotiating and also, getting out of our old house and into our new one. We are very happy with our new house too. I had a realtor that I found to be very unresponsive and often disinterested in making my sale. The house was listed at around $565,000 so it was a considerable sale. The short sale was not nearly as painful as others, as I hear other people complain about their short sale closings. Todd was patient with us..
