Over the past ten years we have entrusted Todd Spencer exclusively to oversee our real estate dealings. Following the recent passing of my mother in law he provided his expertise and knowledge in coaching us to ready her home for the market. This turned out to be a full remodel that would have been much more expensive, without his input. Todd's sense of humor made the work that we needed to do, easier. In our opinion Todd is a realtor with the unique ability to make things happen. Our observation is, his willingness to dedicate the time to research and understanding of the housing market places him in a key position to best advise his clients. Without question he listened and understood our needs, always followed through as promised, provided the answers when we had questions, and rountinely provided status updates keeping us out of the dark. As it turned out the home was listed on a Friday. It was shown 12 times on Friday and Saturday. We had 8 offers on Sunday and it sold on Monday. Without question Todd's effort paid off for us and he is a real estate Rock Star! We will never use anyone else.

Todd Spencer made it possible for us to sell two properties and relocate to North Carolina in 60 days. His high quality marketing of our properties drove qualified buyers to our home and lake property listings resulting in cash offers. This was beyond expectations especially with two rate hikes in the weeks we listed. Our lake property had over 1900 views in 7 days!! Todd and his team made us feel like we were their only clients! This professional customer service was greatly appreciated in what could have been a very stressful situation. This is just the latest example of the service Todd has provided us - we have worked with him for 5 real estate transactions. I'll preface this review by saying 1. I don't usually write reviews (I'm compelled because of our experience with Todd) and 2. I'm not exaggerating in this one. My husband and I have worked with quite a few realtors and Todd Spencer is at the top. His friendly laid back demeanor made every interaction enjoyable. He is extremely knowledgeable about the area (we moved from out of town) AND the house we ultimately bought, so could answer every question we had. He is quick to respond and extremely honest. Every part of the buying process that he was responsible for went seamlessly and he bent over backwards to help us when things he wasn't responsible for did not go so smoothly. The house was impeccable when we moved in and we know we have Todd to thank (just as much as the previous owner). If you are thinking of hiring Todd, do it, you will have absolutely no regrets.

We were looking for a realtor in the Liberty Lake area and ended up reaching out to Todd because of his excellent reviews. We recently closed and moved into our new house and Todd exceeded every expectation and review.

With this crazy market and us being first time home buyers we had a lot of questions and Todd was always available and helped us thoroughly. When we viewed properties, which we didn't always know what we should be looking for, he pointed things out good and bad. He wasn't trying to sell us on anything and rush us into a decision. He always had our best interest regardless if it meant us putting in an offer.

When we did put in an offer, you could tell his experience really paying off. He always knew what range or what offer would be required to win and was always very close to the actual sell price.

During the close process he helped us understand what we were signing, and even with a very tight close window due to the sellers having to close on another property, everything went smoothly.

I would recommend Todd to anyone

I'm not the review type of person unless I feel overwhelmingly compelled to do so such as now. Todd Spencer is the best Realtor I have ever worked with. Todd is a high octane, high performance Realtor that is always responsive and has immense experience. His greatest attribute is his work ethic & moral character. No matter what the situation he has always done the morally correct thing, even if its not in his benefit. I have worked with Todd for over ten years. He is a true real estate professional in every sense of the word. Most real estate agents are part time or occasionally dabble in the business for supplemental income. Todd, by contrast, works real estate full time, has many years of experience and focuses his attention on the market that he has worked and lived in his entire life. Todd's personality is easy going and likable, but he works tirelessly to achieve the best results for his clients. If you're considering listing with Todd, you will be glad you did so. Other agents might tell you what you want to hear, but Todd has always communicated market realities, neither overly optimistic nor pessimistic. He sets realistic expectations and then achieves them. There is no better real estate agent. We have bought 3 houses and sold 2 with him. Selling and buying new construction at the same time normally would be stressful but Todd made it look easy. Our move was seamless and he is always quick to get back to you-You’re always in the loop. Seriously- he’s one of the best! Real estate agents are dime a dozen and mostly amateurs but not Todd- he is a PRO!
