Toni Nancy Xiong is an accomplished real estate and investment professional with more than two decades of experience spanning brokerage, syndication, private equity, alternative investments, lending, and capital formation. Licensed by the California Department of Real Estate since 2004, she also holds a California Real Estate Broker’s License.
Toni graduated from New York University with dual academic concentrations in Pre-Med and Economics and earned her Master of Business Administration from Colorado State University. This combination of analytical training, financial expertise, and business leadership has shaped her disciplined approach to evaluating investments, structuring transactions, and identifying opportunities across market cycles.
Her real estate practice encompasses industrial, multifamily, and medical properties. Toni also serves as a General Partner in multiple real estate syndication funds, contributing to investment strategy, deal evaluation, investor relations, and capital raising. She is highly skilled at cultivating investor relationships, communicating complex opportunities clearly, and aligning capital with well-structured investments.
As an active investor, Toni allocates capital across private equity funds, debt funds, real estate syndications, and other alternative investments. Multifamily alone, as LP she has participated as a Limited Partner in six portfolios comprising more than 1,400 units with an aggregate value exceeding $231 million.
Toni’s personal real estate portfolio includes investment properties across California, Nevada, Texas, Georgia, Florida, and Illinois.
