Exposition Park housing options

More than 70% of Exposition Park residents are renters, and multifamily properties make up the bulk of housing. “An epic boom happened a few years ago — they put up a bunch of apartments along the rail line,” says Amalia Ochoa, broker at The Proud Crowd Inc. and LA County native. “Now there’s a ton of inventory for student housing. It’s going to be interesting to see how it evolves over the next few years.”

Although newer construction tends to be multifamily, there are single-family options as well, including early-1900s Craftsman styles and California bungalows. “People are also fixing up the older homes, and they’re retaining the character on the exterior,” Ochoa says. “There’s lots of historic charm in the area, and there are still plenty of owners who have lived there a long time.” Fixer-uppers tend to sell between the low $400,000s and low $600,000s, but most home sales range from the low $600,000s to about $1.5 million.

What it's like living next to Exposition Park's museums and venues

The community gets its name from Exposition Park, which spans over 150 acres and is home to a variety of museums and event venues, as well as the Exposition Park Rose Garden and the LA84 Foundation/John C. Argue Swim Stadium. These destinations draw a steady stream of visitors to the area, and during special events, you’re likely to notice more traffic on local roads and larger crowds at the Metro stations.

For residents, however, Exposition Park is more than just a tourist site. “There are so many cool attractions for young families and people of all ages to take advantage of,” Ochoa says. They can take their daily walks through the historic rose garden, attend lectures at the museums and play water polo or swim laps in the family pool.

Where to shop and dine near Exposition Park

Another upside to living beside a college campus and a popular venue is that restaurants tend to thrive. Here, you can choose from places like:

  • Fuegos LA, known for its Argentinian-style empanadas
  • Himalayan Houses, a go-to spot for Nepalese cuisine
  • Joan & Sisters, serving homestyle Belizean stews and hand pies

While the neighborhood has a few small markets and a Food 4 Less grocery store, Ochoa says many locals drive or take the E Line to the nearby USC Village for errands. “Everything is right there — Trader Joe’s, Target and a lot of dining,” she says. “You can walk, shop and eat to your heart’s content.”

School options for families in Exposition Park

The area is part of the highly rated Los Angeles Unified School District. Students are assigned to schools based on their address, but families can apply for other options through the district’s annual open-enrollment lottery. Several community schools, including Lenicia B. Weemes Elementary School, partner with USC to offer mentoring, camps and other resources. Students at these schools can apply for the Neighborhood Academic Initiative, which offers a path to a full scholarship at USC. Families also have access to charter schools like the USC Hybrid High College Prep.

I liked the friendly neighbors in pockets and streets in the neighborhood. Access to downtown and the west side is easy. After dark can be sketchy depending on where you are. The area needs more variety in restaurants and third spaces.
