When selling our home, we looked to Tracy Smyser for help. She came to our home prepared with comparables appropriate to our neighborhood. Tracy took time to walk us through her approach and justification for why she suggested the things she did. Tracy was extremely helpful when a buyer backed out of a signed purchase agreement. Tracy was able to get guidance and opinions from her broker and an attorney, as well as other agents who had similar experiences. Tracy went back to work and help us negotiate another quick offer, which we accepted. Tracy was thorough in her approach and wanted to ensure we understood the different scenarios which could occur.

Tracy did a great job at representing us in the purchase of some recreational land in Wapello. She researched the issues related to the property and was able to advise us of potential usage possibilities as well as advising of us of what would be an appropriate market value of the property. It wasn't a straightforward property so her experience was invaluable. Tracy is my mother but it doesn't take away anything from how well she performs her job. She treats every client like they are family in working to get them the best deal possible (as a buyer or a seller)!

All of us know a relative, friend, etc. who is a realtor we could use, but when it comes to the actual tedious process of selling/buying a home, you want Tracy to be your person. Tracy deals with you in such a way that you would think you are her only client. Her focus is on what is best for you and your needs first and foremost and she is no-pressure and patient to an extreme. She is experienced, professional, and determined to handle every hurdle along the way for you, so you can have no worries and peace of mind knowing all around you are getting the best bang for your buck as well as perfection in what you need. She is not happy unless/until you are happy and it shows. Tracy is the real deal and we will only ever be going to her and no one else for any/all of our realtor needs.
