About Tracy
For Tracy Sweetland, the Emerald Coast is not just where she works; it’s where her story began.
Tracy moved to the area in 1976 when her father was stationed at Eglin Air Force Base and has called northwest Florida home ever since. Over the years, she has lived throughout the region, including Fort Walton Beach, Navarre, Shalimar, Destin, Miramar Beach and now Santa Rosa Beach along Scenic Highway 30A. Having spent nearly her entire life exploring the communities, waterways and neighborhoods of the Emerald Coast, she offers clients a perspective that can only come from decades of firsthand experience.
Before real estate, Tracy built a successful 25-year career in the restaurant industry. Starting as a hostess and eventually rising to director of operations with Darden Restaurants and Olive Garden, she developed a strong foundation in leadership, customer service, organization and problem-solving. Tracy is known for her organized approach, responsiveness and attention to detail.
In 2005, Tracy transitioned into real estate and has since built a reputation as one of the Emerald Coast’s most trusted and knowledgeable real estate professionals. Recognized by RealTrends in the top 1% of Florida real estate agents, she has successfully guided hundreds of buyers and sellers through a wide range of transactions, from primary residences and luxury coastal homes to investment properties, second homes and short-term vacation rentals.
A significant part of Tracy’s career has been devoted to new construction and residential development. For more than 20 years, she has worked closely with builders, developers and homebuyers throughout northwest Florida and currently represents a custom home builder, helping clients navigate every phase of the building process, from lot selection and architectural planning to construction oversight and final completion. Her extensive knowledge of construction, design, development and land acquisition provides clients with valuable insight that extends far beyond a traditional real estate transaction.
Tracy also brings unique expertise in homeowner and condominium associations. Having served on multiple HOA and condominium association boards of directors, she understands association governance, budgets, reserve funding, financial management, covenants, restrictions, architectural review processes and community operations. This experience allows her to help buyers fully understand the responsibilities, benefits and financial considerations associated with community living.
