The most efficient agent/team I have ever had in my house-hunter experience (this is my 4th house). All questions were answered within 24 hours. This, unfortunately, was the guidance I've given many times to younger buyers and sellers.
If you have gone through this experience yourself, you know what I am talking about. Your agent always seems to be working for the other guy, advocating for the least possible work for themselves. Anything to close the deal.

I have bought and sold many properties in the Bay Area over the years, and have employed different real estate agents. They were all highly qualified real estate professionals with great track records. But none of them stack up to Vivian Wang. Vivian was my listing agent for a commercial property in San Jose that has tenants. I gave Vivian free rein to represent my interests - what price to list the property at and all the negotiations with various interested buyers. I told Vivian that she is "me" and can make all decisions without consulting me. And she did. Vivian told me later that because I gave her such total trust, she felt obligated to do more than her best and she ended up making great decisions on my behalf. In fact, I was in Hawaii when the property was listed and she arranged for all the inspections (this part is not unusual for real estate agents to do), but she also interacted with all the tenants, whom she also earned their trust and respect and she made it extremely easy for all of them when it came time for potential buyers to view the whole property. Vivian has been helped me buying/sell properties for past 25 years. She is very knowledge on what she does. She is the person I always call whenever I need a help on anything even including finding a caregiver for mom. In 2011, I was interested in a short-sale.
