It has become more attractive now that is close to everything, including Disney,” says Elaine Garcia, owner of the Garcia Realty Group in nearby Kissimmee.

Quick appreciation results in a busy housing market
Single-family housing is dominated by contemporary custom homes typically featuring ranch- and bungalow-style architectural elements. Larger multi-level contemporary homes also can be found among housing primarily built in the past 30 years. However, while the neighborhood packs a lot of housing options into a relatively small space, not all homes are zoned for full-time use. Prospective homebuyers looking to move to the area should check with individual homeowners associations. "A lot of homes in this area are investment properties. Buyers use the home for vacation, and when they are not here, they rent it out," says Alyssa Barker of The Jerry Barker Group, which specializes in Orlando-area vacation rentals. "Those homes are zoned for short-term rental. The owners are actually not allowed to live there full-time." Because of that, it can create an issue for homebuyers looking to settle down. "Central Florida is very transient," Barker says. "A lot of people don't want to live in a place where all their neighbors are on vacation." On the other hand, Westside is part of the fastest-growing county in Florida. Many of its homes are zoned for full-time residential use, and it's an appealing destination. And one of the things that makes buying a home popular as a short-term investment should appeal to any homebuyer. “The area is growing super fast, so you can get equity quickly,” Garcia says. “You don’t have to wait 10 or 15 years. That makes for a lot of turnover.” Home sizes range from 1,300 to 4,000 square feet, lot sizes from 6,000 to 10,000 square feet and prices from $350,000 to $1.2 million. No matter how long they stay in the neighborhood, residents enjoy tranquil streets populated by lush green lawns shaded by palm trees and often decorated with local flowers and shrubs that add to the neighborhood’s curb appeal and quaint suburban setting. Private driveways and two-car garages are common amenities, and backyards are large enough to accommodate sprawling covered patios and pools. Condos and townhomes in similar subdivision settings range in price from the mid-200,00s to the mid-600,000s. Manufactured homes offer a more affordable alternative, topping out in the $150,000 range.

Neighborhood's public golf course provides scenic recreation
Highlands Reserve Golf Club is an attractive spot at which to enjoy Florida’s most popular recreational activity. The par-72, 6,700-yard layout occupies a unique section of land, sitting on the edge of a long sand shelf whose elevation is perfect for delivering pristine views. Pine trees and citrus trees dot the wide-open course, while sand traps and large rolling greens provide a fun but challenging day on the links for golfers of all skill levels. The course also hosts tournaments, and a pair of golf pros provide individual lessons. For more traditional recreation, Northeast Regional Park just outside the neighborhood provides an array of athletic amenities, featuring fields for football, soccer, lacrosse, baseball and softball and courts for tennis, basketball and racquetball. Residents also have access to the open spaces and diverse habitats of Lake County. The Hilochee Wildlife Management Area is about 5 miles north of the neighborhood. It provides opportunities for hiking, biking and horseback riding along its network of trails, as well as fishing and hunting.

U.S. Highway 27 runs right through the heart of the neighborhood, and the commercial corridor makes it easy for residents to stock up on essentials at the full-service Public, dine at neighborhood eateries such as Best of British Pub & Café, which offers an authentic experience featuring toasties, afternoon tea and British beers on tap, and grab a drink on the go at Dutch Bros. Neighborhood Pre-K through 8 school features a civcs-based curriculum
Students can attend Citrus Ridge Academy, a C-rated neighborhood school for students in pre-kindergarten through eighth grade that incorporates a civics-style, problem-solving approach to its curriculum. Citrus Ridge is one of just two schools in the nation, and the only public school in the state, that uses this approach. Older students can attend Davenport High, the newest high school in Polk County, having opened in 2021. It features a Freshmen Academy and similar learning tracks for hospitality and marketing and leadership, technology and agriscience.

Conveniently located between Orlando and Lakeland for work or play
Westside is conveniently located between Downtown Lakeland and Orlando’s Central Business District. The latter is 20 miles as the crow flies and can be accessed via Interstate 4, but the new 429 bypass allows residents to drive the 35 miles into the heart of Orlando without the congestion of city traffic. “People working in Downtown Orlando look forward to living in the neighborhood because they can get on major highways easily,” Garcia says. Some destinations, however, are only a short drive away. Disney World and its related attractions are within 10 miles of the neighborhood. "A large percentage of residents who live in this area work at the big park, so they enjoy proximity to Disney and Universal," says Barker, who adds that the tradeoff for being conveniently located to the theme parks is increased traffic. Downtown Lakeland, about 30 miles west via I-4, is known for its contemporary dining scene. Featured stops include Harry’s Seafood Bar & Grille and Mojo Federal Swine & Spirits, a contemporary barbecue restaurant. First Friday is a popular themed event downtown that attracts thousands to Munn Park each month. It features arts and crafts vendors and extended shopping hours, and the highlight is a classic car show. U.S. 27 provides access to nearby Polk County points of interest, including Davenport and Haines City. Orlando International Airport is a little more than 30 miles away.
