An ever-expanding city where “innovation meets tradition”
Rogers has been a fast-growing city for more than two decades, thanks in large part to the expanding footprint of Walmart, headquartered in neighboring Bentonville. More than 75,000 people live in this Northwest Arkansas city – almost double what it was in 2000 – and that is largely due to an economy anchored by the hundreds of businesses that support the big-box retailer’s vast operations. “It’s a hidden gem on the edge of the Ozarks that is no longer a secret because so many people keep coming here,” says Paige Johnson, a real estate agent with Keller Williams Market Pro Realty and longtime area resident. Yet despite its growth, much of Rogers still resembles the rural town it used to be, with a downtown district anchored by historic buildings and plenty of natural landscape surrounding Beaver Lake. In the words of Eric Eby, principal broker at HomeQuest Realty and creator of the NaturallyNWA online relocation series, Rogers is where “innovation meets tradition.”

Walmart's presence has created a robust housing market
Walmart’s corporate rules dictate that vendors and others serving the world’s largest retailer have a presence in the region, which creates a steady stream of prospective homebuyers. “People have to come to Northwest Arkansas because of Walmart,” Johnson says. “People are coming in and out and people are coming to stay. The housing market is really robust. If it wasn’t for Walmart, our market would look very different.” With a median home price of $420,000, the city offers more bang for the buck than neighboring Bentonville, whose median home price of $460,000 is the highest in Northwest Arkansas.
Ranch-style and other midcentury designs are prominent among the established housing. However, Rogers’ residential inventory has expanded greatly in the past two decades, with developments built around a variety of contemporary homes in subdivision settings. Shadow Valley, Pinnacle Country Club and Apple Spur are the most sought-after destinations. The area around Beaver Lake provides alternative options for homebuyers seeking more space and less of a cookie-cutter feel. Overall prices typically range from the low $200,000s to the high $900,000s, although multimillion-dollar estate homes can be found along the lakefront.
With little room left to build out, the city is now building up. While subdivision developers continue to build spec and custom homes, the newest construction centers on modern townhouses and condominiums. Multi-family housing prices range from the low $300,000s to more than $1 million. Residents enjoy a temperate climate that features four distinct seasons. Severe weather is rare, but those living in the city’s hillier areas, especially near the lake, face the risk of being snowed in during big storms.

Downtown Rogers, Pinnacle Hills Promenade offer a variety of shopping and dining options
With its array of retail and dining options concentrated in colorful buildings that feature striking Italianate architecture, downtown Rogers has undergone a transformation almost as radical as the city itself. The buzzy district is home to Yeyo's Mezcaleria y Taqueria, whose chef, Rafael Rios, is a multi-time James Beard Award nominee. The Original Rogers Farmer’s Market is a popular attraction that draws a crowd on Wednesdays and Saturdays from late April into November. “One of the great things about Northwest Arkansas, Rogers included, is that the downtown areas have been revitalized at incredible speed,” Johnson says. “You can spend a whole day downtown, shopping for yourself, shopping for your mom, shopping for your dog. It’s a destination. If you haven’t been to downtown Rogers, run, don’t walk. It’s going to be the next big thing in Northwest Arkansas.” The urbanization of Rogers is on display at Pinnacle Hills Promenade, a walkable contemporary shopping district that is the anchor of Pinnacle Village. Shoppers enjoy more than 100 retail options that offer everything from full-service grocers and big-box retailers to upscale boutique shops and sit-down restaurants. And, of course, residents have access to several Walmarts in and around the city.

Beaver Lake is the center of outdoor recreation
Rogers has always been a destination for outdoor lovers. Beaver Lake offers 28,000 acres of water and almost 500 miles of shoreline, making it a popular destination for boating, watersports, camping, swimming and fishing. The lake is part of a regional chain of man-made reservoirs known for its stock of sportfish. Lake Atalanta Park is located adjacent to the downtown district. In recent years, it has added contemporary amenities that include paved walkways and a trail system. In all, The Rogers Parks and Recreation Department oversees 24 parks, 26 athletic fields and more than 70 miles of greenways and trails. Highlights include Rogers Skate & Splash Park, Railyard Bike Park and the Rogers Aquatic Center. Golf is a popular pastime in Northwest Arkansas, and residents can play on public and private golf courses in and around the city.

Walmart Arkansas Music Pavilion hosts national acts
The Walmart Arkansas Music Pavilion is Northwest Arkansas’ premier outdoor music venue. Conveniently located off Interstate 49 adjacent to Pinnacle Village, it has attracted top national acts to its amphitheater stage since 2013. Butterfield Stage at Railyard Park hosts outdoor concerts in a more intimate setting downtown. The nearby Arkansas Public Theater features community-based theatrical performances in a venue that was first established in 1927. Rogers also is home to a nationally recognized annual arts and crafts showcase. The War Eagle Fair attracts hundreds of artists and more than 100,000 visitors each October. “Rogers is a lifestyle, from A to Z,” Johnson says.

Rogers School District is one of the best and most diverse in the state
The Rogers School District is A-rated by Niche and comprises 23 schools serving almost 16,000 students in pre-kindergarten through 12th grade. Niche rates the Rogers campus of Haas Hall Academy, which serves seventh through 12th grades, and Rogers New Technology High School, which serves ninth through 12th grades, among the five best high schools in Arkansas. Both public charter institutions are rated A-plus.

Interstate 49 offers convenient access to surrounding cities
Interstate 49, which runs through the city, connects all of Northwest Arkansas’ major cities. Traffic, however, is an ongoing issue. “That has been the problem since the boom started in the ‘90s,” Johnson says. “The infrastructure has really struggled to keep up.” The Ozark Regional Transit Authority provides fixed-route public transportation during the week. Mercy Hospital Northwest Arkansas is centrally located off I-49. The Northwest Arkansas National Airport is 15 miles away. It offers direct flights to and from two dozen major U.S. cities. Rogers also has a municipal airport that serves as a hub for Walmart Aviation, which stores more than 20 of its private jets there for company business travel.
Crime
According to statistics from the city's police department, the number of reported criminal offenses decreased four consecutive years from 2020 to 2023. In 2020, a total of 3,028 violent and property crimes were reported. By 2023, that number had fallen to 1,928.
