Residential city near Hill Air Force Base
Roy, which is hailed as “Weber County’s Fastest Growing City” has a population of over 39,400 people. Originally settled in the 1870s, it experienced rapid growth when Hill Air Force Base was constructed in the 1940s and the city housed military personnel. The area has since become a network of subdivisions with new construction. “I think proximity to the base is a big draw for a lot of people who come here. It’s one of the city’s largest employers,” says Realtor Sarah Schelin with Ascent Real Estate Group, who lives in Roy and has over 10 years of experience.

Growing subdivisions with a mix of housing types
The city is predominantly residential, with properties built between the 1950s and 2000s. Subdivisions in North Roy such as West View Park and Westlake Village have a variety of architectural styles, including traditional multi-story, split levels and Craftsman-inspired homes. Attached townhouses and condos are common in central neighborhoods near the main roads. Arthur Jones Estate and Arsenal Villa are subdivisions in the southern part of Roy with traditional single-story, bungalows and ranch-style homes. “Roy is very suburban and pretty affordable when looking at the Greater Salt Lake City area,” Schelin says. “You’re going to get bigger homes and bigger lots.”
The median sales price for single-family homes is $430,000, while townhouses have a median price of $405,000. Though Roy is a relatively quiet city, it’s common to hear the roar of fighter jets, choppers and other military vehicles heading to and from the nearby Hill Air Force Base.

Getting educated in Weber County public schools
Roy students are served by the Weber School District, which enrolls roughly 32,900 students across 47 public schools and earns a B grade from Niche. Of these, six elementary, two junior high and one high school are located within the city. Weber State University in Ogden is about 6 miles away.
Roy High School in Roy is a large campus with several buildings that house classrooms, administrative offices, and sports facilities.

Adventures between the Wasatch Mountains and Great Salt Lake
There are nine city parks in Roy, with everything from playgrounds and picnic tables to athletic fields, including George E Wahlen Park, Roy West Park, as well as the Eagle Lake Golf Course and the Roy Aquatic Center. The Meadow Creek Pond allows for fishing and has walking trails. Additionally, the Roy Recreation Complex provides indoor facilities.
The Denver & Rio Grande Western Trail is a 24-mile multi-use path following an abandoned railroad track that has five trailheads in Roy. The D&RG winds through the city, connecting it with surrounding counties. "If you are an outdoorsy person, we have a little bit of everything," Schelin says. "Just from my house, I can hit about seven or eight trailheads."

Celebrating the community through annual events
Throughout the year, the city hosts multiple community events. Roy Days is one of its most popular, lasting two weeks at the end of summer. There’s a fishing derby, a salmon bake dinner, a Miss Roy competition, a car show and a movie showing in the park – all culminating with a 5K run, parade and fireworks show. Other annual events include an Easter egg hunt and the Tree Lighting Ceremony.
Shops and restaurants along Roy’s main streets
Roy has two commercial corridors with shopping centers along 1900 West and 3500 West. Local restaurants in these centers include multiple international eateries, breakfast joints, casual American restaurants and coffee shops. There are also fast food and chain restaurant options. Small businesses, regional grocery stores and auto dealerships line both main roads. Ogden City is roughly 6 miles away with other national retailers and big box stores.

Navigating in and out of Roy
The Utah Transit Authority (UTA) has multiple bus lines that run through the city, as well as Roy Station for UTA’s FrontRunner commuter rail service. Interstate 15 is the area’s main highway system that leads roughly 6 miles north to Ogden or nearly 32 miles south to Salt Lake City. The Ogden-Hinkley Airport is nearby, though travelers are more likely to fly from Salt Lake City International Airport, about 35 miles away.
Northern Utah’s environmental risks and low crime
Roy’s dry, semi-arid climate lends to residents experiencing all four seasons. The Roy City Fire Department has one station to combat the area’s possibility of wildfires. Chemical exposure from Hill Air Force Base is a potential risk as well because of underground chemical plumes that may leak toxic fumes into homes on the city’s southeast side. The Air Force base works with the U.S. Environmental Protection Agency on cleanup efforts expected to be completed by the 2070s.
According to the FBI Crime Data Explorer, from 2020 to 2024, the Roy Police Department reported violent crime rates consistent with the state and national averages. Additionally, the rates reported in December 2023 saw a 20% decrease from the previous year. Roy’s property crime rates are below state and national rates.
