A suburb with commuters and community
Runnemede might be a pass-through town for some, but it’s a forever home for those who choose to lay their roots down in this suburban borough. “A lot of people from the surrounding areas and states come through Runnemede from Exit 3 off the New Jersey Turnpike to access the direct route to the Atlantic City Expressway,” says Michelle Smith, a real estate agent with Weichert Realtors and self-proclaimed proud Runnemedean for 44 years. “But for us. It's one of those towns where everyone who lives here stays here and raises their kids here. Everyone knows the sewer workers, the PTA members, the postal guy. The police officers know your kids’ names and might be their coach.” Residents in this know-your-neighbor community can walk or drive along Black Horse Pike, the main two-lane thoroughfare through town, to shop and dine. And family outings might include adventures at one of the west side parks near the creek or a youth sports game at the local field.

1950s ranch, Cape Cod and colonial homes
The two square miles that make up Runnemede primarily consist of single-family homes from the mid-1900s, connected by the sidewalks that run along these residential streets. Older 1,000- to 2,000-square-foot ranch-style, Cape Cod and colonial homes, many with more recently updated interiors and some with attached garages, typically cost between $230,000 and $400,000. The east side of town features similar-style homes tucked away on more narrow and woodsy roads without sidewalks, where prices can reach $500,000 for a property sitting on an acre or two of land. “After COVID, a lot of people fled New York City and Washington D.C. and came to Runnemede,” Smith says. “They’re taking advantage of cheaper living and a short 1- to 2-hour commute for the days they might have to go into the office.”
Ranch homes are common in Runnemede along with split-level and some other varieties.
You’ll find many Cape Cods, ranch-style and split-level homes with fenced in yards in Runnemede.

Local eats and pubs on Black Horse Pike
Slicing through the center of Runnemede, Black Horse Pike is full of local restaurants and bars that have been serving the community for decades. “Because it's a direct route to the shore towns like Atlantic City that are under an hour away, our three-mile stretch of Black Horse Pike can get busy,” Smith says. Phily Diner has been a South Jersey hotspot since the 1950s, with 40 televisions set up inside the nostalgic chrome exterior. Kid Rip’s Tap and Tavern serves burgers and The Mile Bar offers dozens of craft beers. There are also family-run spots like Luigi’s Family Restaurant, which has been serving Italian classics since 1960. For groceries, residents can run to ACME Markets on the east side or Sam’s Club a mile to the west. Nearby is the commercial shopping district in Deptford with a mall, chain restaurants and big-box stores, including Target and Walmart.

Annual Pike Jam and holiday events
The community also flocks to Black Horse Pike for the annual Pike Jam each May. “Local vendors set up and people walk around and shop,” Smith says. “Some restaurants may give away free food.” Smith also mentions the Runnemede’s holiday traditions, from the Fourth of July Parade to Santa Claus and the Easter Bunny riding through town on a fire truck. “We also have Revitalize Runnemede where the community comes together to paint murals and clean up parks,” she says.

Kayaking and walks along Big Timber Creek
On the west side of Runnemede along Big Timber Creek is David L. Venella Memorial Park, known by locals as Green Acres. This park features a playground and different athletic courts, including basketball and pickleball. “There’s also a mile-long trail where people like to walk,” Smith says. “And people like to fish there, too.” Also along the creek nearby is Runnemede Lake Park, where locals can hike through the woods, launch their kayaks into the lake or bring their furry friends to the dog park. Some of the town’s youth leagues play on the fields there. “Our youth sports are exceptional due to all the local families who chip in,” Smith says. “Even people without children pitch in to volunteer at the concession stands or referee.”
Although Runnemade is a smaller neighborhood, there are plenty of green spaces to discover.

Runnemede public schools
Students living in Runnemede can begin at either Bingham Elementary, graded a C-minus by Niche, or Downing Elementary, graded a C, for kindergarten through third grade. They can then advance to Mary E. Volz Middle for fourth through eighth grade, which Niche grades a C-minus, before graduating from Triton High, which Niche grades a B and ranks among the Best College Prep Public High Schools in New Jersey. “We have the coveted free, full-day pre-kindergarten program for kids as young as 3 years old,” says Smith. “Each elementary school has its own wing for this.”
Bingham Elementary School offers a strong core curriculum to students.
Triton Regional High School offers students an array of course options.

Quick commutes to Center City
A commuter-friendly town, Runnemede is only about 10 miles from Center City, Philadelphia. “We’re also less than 15 minutes to the Phillies and Eagles stadium,” Smith adds. The NJ Transit bus serves the area, with several stops on Clements Bridge Road, and the New Jersey Turnpike is easily accessible on the north side. But you can get to everything on foot within Runnemede if you choose to – the bank, the diner, to school,” Smith says.
Runnemede is home to many public art installations like the murals found on local shops.
