Residential community north of the Sacramento River

Willow Creek is only 4 miles from downtown Sacramento, but with lots of greenery, it doesn’t feel so close. On the western outskirts of the city, this suburban community is on the Sacramento River, and it borders agricultural land to the north. Residents can pass tree-lined, wide streets and bike down to parks along the water, where they can access the American River Bike Trail. Neighborhood parks are a quick walk from the house, too. Schools and shopping centers are a few miles’ drive toward Natomas: Interstates 5 and 80 run along either side of the neighborhood for easy access.

Riverside fun and public docks

The Sacramento River is this neighborhood’s main attraction. “It’s like you're on vacation,” says Victoria Shaw, a Sacramento local and a Realtor since 2004. “They have restaurants on the river, so people boat out there a lot. And you get the Delta Breeze, so at night, it gets a lot cooler.” In addition to boating, residents can jetski, kayak and fish. The small beach at Sand Cove Park is a popular swimming spot, and River View Marina has a private dock that’s almost always full. For public docks, boaters can tie off at The Virgin Sturgeon or Crawdads for fresh seafood; Chevy’s is next door for chain Mexican food.

Discovery Park and other green spaces

Discovery Park is just east of Willow Creek. This riverside space has 300 acres of camping, hiking and fishing and connects to the 32-mile American River Bike Trail. Its lawns are frequent hosts of music festivals such as Aftershock and Sol Blume, and attendance can reach 25,000. Central in the neighborhood, Orchard Park is a smaller recreation area along the Natomas Canal. Its skate park has four ramps and a grind rail. Manuel J. Barandas Park is just up the canal, and it has a dog park and two basketball courts.

Gated subdivision and riverside properties, single-family homes

Willow Creek’s median home size is more than North and West Sacramento, and prices are more expensive as a result. This area isn’t as packed together as these city-facing neighborhoods, though, so buyers can usually get a sizeable yard. Two-bedroom townhouses and condos are in the southern part of the neighborhood, in a gated subdivision called Swallows Nest. Its residents have access to a clubhouse, three pools and a 9-hole golf course. Prices are between $350,000 and $430,000 for these 1980s-style properties. Also in this area, double-story condos are along the Sacramento River, and they can fetch over a million. The Cove is a group of packed-together houses and townhouses in the north, and most of them were built in the 2020s. With three or four bedrooms, they start at $460,000 and can reach $640,000 for more square footage. The rest of the neighborhood is mostly single-family homes built in the 1980s, and they range from $515,000 to $720,000. Most people own their home in this neighborhood, but occasional apartment complexes offer rental options.

Natomas Unified School District: walkable elementary, football champs

Serving kindergarten through fifth grade, Two Rivers Elementary is walkable from westernmost homes, and it gets a B-plus from Niche. Natomas Middle gets a C-plus and serves grades six through eight; it’s 5 miles north of Willow Creek. Natomas High scores a B-minus and is 3 miles east on Interstate 80. Its varsity football team won the Greater Sacramento League championship in 2021, the first time in school history. While families have to apply, Leroy Greene Academy provides an alternative option for grades six through 12. This public charter school gets a B-plus and offers programs in Visual Arts & Technology and Business & Marketing.

Between the 5 and the 80

Most people work remotely or commute to Sacramento. Driving from Willow Creek, El Camino Avenue and the Garden Highway connect to Interstate 5. This freeway leads 4 miles into downtown and takes 10 minutes with usual traffic. The No. 88 bus is accessible from the Gateway Oaks Drive & El Camino Avenue Station, a mile east of the neighborhood. It carries residents into downtown, too, but it takes about 30 minutes. Interstate 80 runs along the west side of the neighborhood, and it leads to the rest of Natomas and North Sacramento.

Natomas Marketplace and The Promenenade

Natomas Marketplace is 3 miles north on Interstate 80, and it has big box stores and restaurant chains. Local spots are also in this complex: Koshi Ramen Bar serves ramen next to wave-themed decor, and Yue Huang specializes in Cantonese food. The Promenade is another shopping complex here, and with stores such as Target, Old Navy and Burlington, its focus is on clothing. Moving south on Interstate 80, Reed Avenue has even more big box options such as Walmart and IKEA.

This area is great and it's obvious that the people in the community care about their homes. We all work together as a community to keep each other informed of what's going on along with safety/crime issues if any. I would definitely recommend living in this area.
