Historic neighborhood with quality community centers close to downtown
Blocks away from beaches and Downtown St. Petersburg is Bartlett Park, one of the city’s oldest communities. The park and neighborhood were named for a prominent civic leader in St. Petersburg. This naming convention has continued into the modern day, as community centers like the Frank Pierce Recreation Center have also been named for local mentor figures and community icons. "It's an easy bike ride to downtown St. Pete and the university campus," says Kent Rodahaver, a Broker at NextHome South Pointe with close to 20 years of experience. "The park is the hub of activity in the area and is quite popular with both locals coming to the community center and visitors who enjoy the tennis center." These centers and local schools are a short distance from the area’s modest cottages and bungalows and provide a good location for those working in Downtown St. Petersburg.
Established bungalows and new contemporary builds
Brick streets and oak tree-lined rights-of-way crisscross through the neighborhood. Some homes are almost a century old, while others were built as recently as 2023. Mostly, bungalows and cottages range from 850 to 2,000 square feet with modest front yards and carports. Locals walk along the sidewalks, stopping to chat with neighbors or relax on the front lawn. Most residences are a short distance from local schools, community parks and major freeways. "There's been an increased interest in renovations as well as new construction recently," says Rodahaver. New construction has steadily cropped up in the area as investors take an interest in the area's location and historic significance. Renters make up the bulk of the neighborhood’s population, but homeowners can pay between $160,000 for a modest bungalow or ranch-style house to $900,000 for a multi-story contemporary home.
Main thoroughfares leading to nearby medical centers and employers in Downtown St. Petersburg
4th Street and Dr. M.L.K. Jr. Street form the western and eastern boundaries of the neighborhood, and both run north two miles into Downtown St. Petersburg. Also two miles away are the Orlando Health Bayfront Hospital and the Johns Hopkins All Children’s Hospital.
Local schools prioritize the students
The neighborhood is zoned for the Pinellas County School District, which has several public schools nearby. Campbell Park Elementary has a C-minus rating on Niche and offers Beyond the Classroom after-school tutoring, enrichment programs and an on-site Gifted Education & Talent Development Program. John Hopkins Middle School is home to the district’s only professional theater at the middle school level and an award-winning junior thespian troupe. It also has a C-rating on Niche and an award-winning journalism program that is regularly visited by journalists from all over the world. Gibbs High School received a B rating from Niche and is one of the oldest public schools in Pinellas County. Its magnet program, BETA (Business, Economics, Technology Academy), blends business and technological coursework into applicable skills and technical experience.
Seafood restaurants and established neighborhood spots
Top-notch seafood restaurants can be found around Bartlett Park, serving up fresh catches from the bay. Wild Blue Seafood dishes out fish sandwiches and its famous spicy blue crab. Patrons enjoy weekend brunch on The Big Catch at Salt Creek’s waterfront patio. This restaurant also hosts a Monday trivia night and open mic night on Wednesdays. The neighborhood also has some old-town culinary institutions, such as The Chattaway. This Old Florida-style hideaway has been a part of the community for the past 90 years, offering homestyle meals in its outdoor area and British afternoon tea by reservation. Locals are never far from corner stores and meat markets like Rajax Food and Meat Mart, which sell fresh meats and basic necessities. Staple groceries are also available downtown in the Publix Super Market at University Village.
Sprawling neighborhood parks and nearby beach parks
The neighborhood is anchored by Bartlett Park, located at the intersection of 22nd Avenue and 4th Street. Local athletes can play field sports like soccer or baseball on lighted fields. The park is also home to several recreation centers and sports clubs. The St. Petersburg Tennis Center hosts the State Junior and St. Petersburg Masters Professional tournaments. It holds over 80 years of St. Petersburg’s tennis history in the clubhouse lobby. The Frank Pierce Recreation Center was named for a Gibbs High School faculty member who mentored young students and was a public servant and political activist in the Tampa Bay area. The community center memorializes artifacts of his contributions and accomplishments and provides indoor space for community meetings and athletic leagues. Less than a mile to the east is Lassing Park, a 14-acre stretch of tropical green spaces and beaches.

The neighborhood has a CAP Index Crime Score of 7 out of 10, above the national average of 4. St. Petersburg is implementing several initiatives to address these issues, including homelessness assistance programs like Rapid Re-Housing and reinvestment in urban parks through the Land and Water Conservation Fund. The area is also at high risk to flooding and extreme storms. Tampa Bay's cities have collectively funneled millions in funding for mitigating and addressing the damage of strong storm surges and hurricanes.
