St. Petersburg’s Greater Woodlawn is a well-established community offering urban convenience, quaint suburban living and easy access to the Tampa Bay shoreline and St. Pete beaches. Two miles from downtown and Interstate 275, the area’s top dining, shopping and entertainment options are a short drive or bike ride away. Niche ranked Greater Woodlawn the 13th-best neighborhood in St. Petersburg for young professionals and the 18th-best to raise a family. Despite being a half square mile, the neighborhood has 600 homes and 11 subdivisions along brick streets. Greater Woodlawn offers Florida and Craftsman-style bungalows, Tudor Revival and Colonial Revival homes. Homes were primarily built in the 1920s and ‘30s, with some from the ‘40s and ‘50s sprinkled in. A few modern builds were constructed in 2023 in the Pinellas Addition subdivision. Prices range from the mid-$300,000s for a two-bedroom over 1,000 square feet to $950,000 for a four-bedroom close to 3,000 square feet. Because the homes are older, renovations and remodeling are common in the area; however, most have held on to their original charm with features like stately white columns, wrap-around porches and brick walkways. Most lot sizes are around 7,000 square feet but can go up to 10,000, and locals take pride in their lawns. Residents enjoy spacious front porches, large sunrooms and screened-in porches. Almost all residents have rear garages, and some have in-ground pools and paved back patios. Palms, mature oaks and tropical landscaping provide shade and bring some life to the neighborhood. Sidewalks are spacious, and walkways are wide, allowing for plenty of room.

Near community parks, piers and beachs
Residents can walk to Blanc Park, a quaint shaded neighborhood space popular for picnics and walking the dog. The 52-acre Crescent Lake Park is less than a mile away and is within walking distance. Surrounded by banyan trees, the park has a large lake, trails, a dog park and the Huggins-Stengel Sports Complex. “It’s a great place to bring the family; it’s super quiet,” says DJ Soucy, Principal Real Estate Agent for DJ Soucy Group. Soucy has lived in neighboring Historic Kenwood for seven years and has served the St. Petersburg-Tampa area for just as long. The athletic complex offers tennis and pickleball courts, and the park provides regular free yoga sessions. Woodlawn Park is less than 2 miles south and is home to many adult athletic leagues. A few miles from trendy restaurants, shops and bars
GUSTO Italian Restaurant is a popular rustic spot for spaghetti and meatballs and other classic Old-World dishes. Locals love New York-style slices and cheesesteaks at Astra Pizza & Subs. Known as the Grand Central District, Central Avenue is the pulse of most of the action in downtown. “On this strip, we have a ton of mom and pops, independent microbreweries, coffee roasters and restaurants,” Soucy says. “The restaurant scene gets better and better each year.” The entertainment district is primarily home to mom-and-pops like Baba, specialty shops, art galleries and bars like Steve’s Tavern on the Avenue.

Home to the top district in Tampa
Pinellas County School District serves the area and is ranked the No.1 district in Tampa, according to Niche. Students attend Woodlawn Elementary, Meadowlawn Middle and St. Petersburg High School. Woodlawn, which offers a triathlon team, earned a C-plus on Niche, and Meadowlawn Middle also received a C-plus. Earning an A from Niche, St. Petersburg High is ranked the fifth-best public high school in the county and has an award-winning chorus and band program.
