Walkable, historic and just south of downtown, Lavaca is one of San Antonio's oldest neighborhoods. "It has a lot of history and a great culture because most homes here are over 100 years old," says Patty Monteza, a Realtor with KW City View and lifelong San Antonio resident who has been selling historic houses for the past decade. "A lot of the older generations are no longer here, and new residents are coming in and taking care of the homes.” Murals decorate local businesses, showcasing the neighborhood's culture and connection to Southtown, a district known for its vibrant arts scene and events. The Lavaca Neighborhood Association oversees local initiatives, such as park improvements for Florida Street Park and Labor Street Park.
Lavaca's character reflects its history and ongoing change, with turn-of-the-century houses alongside new construction. “The area is vibrant and up and coming,” says Manny Gutierrez, an agent with KW Commercial-Heritage who has been in the business for two decades. “There is a lot of growth here and we are seeing new developments like condos and an influx of a younger crowd."

Southtown's artsy restaurants and shops
Lavaca offers walkable and bikeable access to Southtown's locally owned restaurants, cafes and boutiques. "Our history is rooted in The Alamo, Hispanic heritage, Mexican food, culture and community," Monteza says. Art galleries, tattoo shops, record stores and bars line South Presa Street and South Saint Mary's Street. The Haven Southtown is a colorful eatery that serves traditional Mexican brunch and occasionally hosts live music and comedy. Award-winning Bliss is an eatery with brick walls, an outdoor patio and New American cuisine. Eight Ball Coffee, known for its house-made syrups, has grown from a cart to a brick-and-mortar shop. The nearest Dollar General is a mile south, and H-E-B is on South Flores Street.

Minutes from San Antonio’s River Walk
Florida Street Park is a triangular green space with a gazebo and a few benches. The park is a part of the city's 2022-2027 Bond Project, which will add new trees, landscaping and public art structures. Labor Street Park is up the road, and it's common to see neighborhood kids playing basketball after school or running around under the blue canopy-shaded playground. Less than a mile south of Lavaca, Roosevelt Park is tucked along the San Antonio River and is home to a public swimming pool and a rock-climbing wall. The park connects to the San Antonio River Walk, also known as Paseo del Rio, a 15-mile trail network that runs along the river, connecting to downtown. "People who live downtown are called "river rats" because the San Antonio River runs throughout downtown," Monteza says.

Lavaca's new residential developments
As one of San Antonio's oldest neighborhoods, Lavaca's Craftsman bungalows and vernacular houses date back to the 19th century. "Historic homes take more work at the beginning, but the charm is in the personality they bring. They don't look like every other house," Monteza says. Flouncy palm shrubs, native cacti and flower bushes fill the neighbors' yards, while mature oak trees create shady canopies over the streets. The neighborhood has sidewalks and bike lanes, making it easy to get around. Houses here are bright and colorful, with painted exteriors often decorated with flags draped over balconies and front porches during one of San Antonio's fiestas.
Lavaca's homes are generally smaller, usually under 2,000 square feet, and their prices range from $400,000 to $675,000. Properties needing complete overhaul list from $295,000 to $300,000. "Prices are higher in Lavaca, and the taxes are higher, too," Monteza says. Contemporary condos and townhouses are also starting to pop up in the area, and their prices range from $495,000 to $700,000.
The neighborhood has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4. The San Antonio Fear Free Environment (SAFE) Unit comprises officers assigned to certain streets to prevent crime and act as liaisons with the city.

First Friday is a long-standing tradition in Lavaca
This historic community comes together throughout the year for various neighborhood events. Art in the Park takes place at Florida Street Park in October, and residents often gather for breakfast after a neighborhood cleanup. First Friday is the longest-running art walk in San Antonio, dating to the mid-1990s. This tradition continues at the Blue Star Arts Complex, where local artists showcase their work at monthly art gallery shows. The Southtown Farmers Market is held at The Arsenal on select Saturdays, featuring local vendors and their goods.

Lavaca is served by the San Antonio Independent School District, which has around 45,000 students. James Bonham Academy is a charter school for kindergarten through eighth grade with a C rating on Niche. Its curriculum focuses on environmental science, fine arts and languages. The school features an outdoor education classroom and offers a two-way dual language program, where students receive instruction in both English and Spanish. C-plus-rated Brackenridge High School offers the Media & Film Institute magnet program, which prioritizes hands-on learning with industry professionals in subjects like computer science, film, animation and comics.

Walkable community close to Interstate 37
Lavaca's downtown location makes it ideal for commuters, just 2 miles from the city's core. "The best thing about downtown is you don't need a car," Monteza says. "You can easily ride your bike, walk or use public transportation. And if you have a car, it's better if it's smaller." The city's public transportation is operated by VIA Metro, with bus stops along South Presa and South Saint Mary streets. Despite its walkability, Lavaca is well-connected to I-37 and I-10. Lavaca is 9 miles south of San Antonio International Airport. Baptist Medical Center is just 2 miles north for around-the-clock emergency care.
