A slice of suburbia in south-central Texas, the neighborhood of Heritage sits on the outskirts of downtown San Marcos. The moniker is apt for the community, as many of the homes there date to the early 20th century, some even to the late 1800s, and the city itself is centered around the San Marcos River’s headwaters. “Heritage is more of the historic district-type area, which is very nice,” says Adam Carter, a Realtor with Real Broker LLC. “It’s close to downtown, the university and all of that. There are big, giant oak trees and a lot of old houses, some of which are very grand and Victorian. It’s just a really nice area.” In turn, the river is estimated to have been a natural resource for humans for over 10,000 years, and the modern-day region gives a nod to that heritage via events like a canoe race stretching for 260 miles down to the coast. An array of parks provides recreational opportunities on terra firma around the river, which winds through their green landscapes. The entirely residential landscape of Heritage mostly consists of gridded, suburban streets lined with sidewalks, trees and grassy front lawns. Many single-family homes date to the early 1900s and are the most
