Despite its humble beginnings as a solitary Santa Fe Railroad stop along the cattle trail, Sanger is proving popular for its peaceful small-town lifestyle that's within reach of big-town conveniences. This charming north Texas town lies just 12 miles from Denton and a 45-minute drive from Fort Worth. "Sanger has that classic, small-town feel where everyone knows each other, yet it's close to all the amenities in Denton," says Loni Karnes, a Realtor with Fathom Realty. "That's Sanger in a nutshell."

Midcentury homes and newer builds
In Sanger, you'll find homes built from the 1940s through the 2000s, with new construction making up a significant chunk of the housing stock. "Sanger is growing. A lot of the new construction homes have a more manageable price point, so that's attracting first-time buyers," says Karnes. "We do have larger, more expensive properties, too. In fact, there was a recent listing on the lake for $14 million, but overall, Sanger has a diverse selection of homes, which is a draw to the area." Sanger homes tend to lean Traditional in architectural style, but you'll also find some other styles, like Modern Farmhouse, in the mix. Sizes range from 1,200 to 4,000 or more square feet with three to six bedrooms, and many area homes sit on 1 to 30-plus acres of land. You can expect to see list prices ranging from $190,000 for a smaller home that needs work to over $1.5 million for a 6-acre estate.

Sanger Independent School District
Area youngsters attend schools in the sought-after Sanger Independent School District, including Butterfield Elementary for pre-kindergarten through fifth grade, followed by the Sanger Sixth Grade Center and Sanger Middle for grades seven and eight. Older students spend ninth through 12th grades at Sanger High School, which Niche rates an A-minus for diversity. "The schools are great. I've had several clients who will only look for a home in the Sanger school district," Karnes says. "And the schools are pretty competitive when it comes to sports. It's Texas; people like that."
Sanger High School is the home of the Indians and a community center.

Parks and events in Sanger
With Lake Ray Roberts only about 5 miles from downtown Sanger, you're never far from fun outdoor pursuits, including a float across calm lake waters in a kayak, a pontoon boat rented from Ray Roberts Marina or a half-day guided fishing trip courtesy of Lt. Dan's Crappie Company. For some low-key fishing closer to town, visit the fully-stocked pond at 40-acre Sanger Sports Park after you check out the park's softball complex, playground, and 1.5-mile paved walking path. On summer days, the kids will love to cool off at Switzer Park's splash pad or enjoy the park's playground, horseshoe pit, basketball court and community center, which parkgoers can rent out for small events. Speaking of events, there are plenty to enjoy throughout the year in Sanger, including the annual Sanger Sellabration and Safe Spook in October, featuring craft and food vendors, a Halloween costume contest and a petting zoo. "They do a ton of events in town," Karnes says. "There are so many, I couldn't list them all off the top of my head. It's really easy to get involved in Sanger town life."

Downtown has shops and restaurants
If the fish aren't biting — but you would like to be — head to Sanger's historic downtown area, where the crispy fried chicken served up at Babe's Chicken Dinner House, located in a former hardware store built in 1898, is sure to quiet your grumbling belly. Add some gravy-topped mashed potatoes and creamy banana pudding to your meal, and you'll leave Babe's with a smile. After lunch, head to one of the downtown area's fun boutiques, like the Gypsy Cowgirl, where you'll find a unique selection of women's fashions, gifts and art. Later, stop by Bolivar Street Revival and Spirits to enjoy a cocktail and some live music with friends, and on a Saturday morning, check out the lively Downtown Sanger Farmer's Market, where you can stock up on local goods and produce from area farmers, ranchers, bakers, craft artisans and more.
