One of the oldest neighborhoods in Santa Barbara, Oak Park sits just west of downtown Santa Barbara and is home to the largest hospital between Los Angeles and San Francisco. “It is a charming neighborhood with a beautiful park that attracts many people, including those who work at the hospital and seniors who want to be close to it,” says Ruth Ann Bowe, an associate broker with Village Properties. Other healthcare-related operations, including senior centers and hotels, have cropped up on Oak Park’s west end, along with many fast-casual eateries on De La Vina Street. The neighborhood’s namesake park is the central gathering place for locals and hosts many events like the annual Santa Barbara Greek Festival.

Early 20th-century cottages and Spanish Revival-style homes
Mixed among commercial space and healthcare facilities, homes in Oak Park include Spanish Revival-style homes with arched windows and doorways, Craftsman-style bungalows and cottages with white gable trim and covered front porches. Houses are lined together on small lots with pocket-sized front yards. Two-bedroom 1920s-era Craftsman cottages can sell for between $1 million and $2 million, while four-bedroom Craftsman homes can sell for $2 million to $2.8 million. Spanish Revival-style homes built between 1920 and 1950 may sell for $2 million to $3.5 million, depending on lot size. “The Oak Park market is moving fast and slow. Slow because there is very little inventory, but fast because they sell fast when the listing price is priced correctly,” Bowe says. With views of the Santa Ynez Mountains in the distance, tight city streets feature well-maintained sidewalks that receive shade from multiple old-growth trees, including oak. Two-bedroom townhouses from the '80s and two-bedroom low-rise condos from the '50s and '60s sell for between $700,000 and $1.4 million, depending on square footage. Detached Craftsman condos with between two and four bedrooms can sell for $2 million to $2.5 million.

Oak Park’s namesake and other nearby greenspaces
Oak Park is anchored by its namesake park on the west side. “People have come together in Oak Park since the Spanish Colonial era in Santa Barbara,” Bowe says. The 17-acre park features a large playground with climbing structures and tennis courts surrounded by old-growth oak trees. Residents can also take advantage of Alameda Park on the neighborhood's east side next to downtown. One of the city's oldest parks, it has a wooden castle-themed playground with whale and dolphin statues. Standing just north of Oak Park since 1786, The Santa Barbara Mission is a historic site where visitors can admire the Spanish Colonial architecture or enjoy the scenic rose garden.
