History and new houses in Amaryllis Park, also called Newtown
Amaryllis Park is also known as Newtown, an African American community established in 1914. Newtown is the largest Black historic district in the state. It’s currently undergoing major changes, including an affordable housing project. “It’s a really great location,” says Margot Vigar, a Realtor with Coldwell Banker Realty who vlogs about Sarasota neighborhoods on her YouTube channel. "Prices are still low, but it’s less than two miles to the desirable Rosemary District.” It’s becoming more common for older homes to be torn down and rebuilt. The community here is passionate about preserving their history and culture through the Newtown Alive initiative.

Affordable housing projects and renovating properties
Amaryllis Park is part of a large public affordable housing project that includes a senior citizen community. The project has many phases, and construction can be expected for the next several years. “If I were to invest anywhere in Sarasota, this is where I would invest,” says Margot Vigar, a Realtor with Coldwell Banker Realty who vlogs about Sarasota neighborhoods on her YouTube channel. Homes sit on smaller lots, and most streets have sidewalks. Older properties from the 1930s through the ‘70s could need to be torn down or may have been recently renovated. They range from $55,000 to $340,000. New homes built in 2024 start at around $389,000 and go up to about $430,000.

Public transportation, U.S. 41 and the airport
Amaryllis Park has multiple Breeze Transit bus stops within the neighborhood. It’s a short drive to hop on U.S. Route 41, known as the Tamiami Trail, which runs from Miami to the Upper Peninsula of Michigan. Amaryllis Park is around 2 miles from downtown. A trip to Sarasota Bradenton International Airport will take around 3 miles. While noise abatement measures have been put in place, homebuyers should still visit prospective homes multiple times at various points of the day to see potential noise impact. Residents may have to evacuate the neighborhood during hurricanes and tropical storm seasons.

Green spaces, fitness centers and waterfront parks
Fredd Glossie Atkins Park is a small green space with public art and picnic tables shaded by fabric awnings. The Robert L. Taylor Community Complex is an indoor and outdoor recreation center with a fitness center, basketball court and a pool. The complex requires membership, but day passes are available. Bayfront Park and Marina is a few miles from Amaryllis Park and has a new playground and splash pad. The Bay Park is a public waterfront park that is still in phase two of development. It offers free events and programs, like yoga, concerts and kayak tours.
The Robert L. Taylor Community Complex has a pool with slide, sports fields and indoor gym in Amaryllis Park.

Sarasota County schools with choices
School zones are not consistent within the neighborhood, but students in the south portion of the neighborhood can attend Wilkinson Elementary, which earns a B on Niche, or Brentwood Elementary, earning a B-plus. McIntosh Middle is also B-plus-rated, while Riverview High receives an A grade. Students at RHS can take part in the Stars to Starfish program and explore careers in marine science and engineering. A-minus-rated Booker High is located in the neighborhood. Sarasota County Schools has controlled open enrollment through a lottery system, or families can choose to attend private or charter schools in the area. "In Sarasota, schools don’t have to be a factor when choosing a neighborhood,” Vigar says.
Brentwood Elementary School is a public school located in Sarasota, FL near Fruitville and Amaryllis Park.
Wilkinson Elementary School in South Gate Ridge serves Amaryllis Park.

Local seafood restaurants and shopping in nearby neighborhoods
The neighborhood is primarily residential but has some restaurants and small businesses, like auto parts stores. Stroke's Seafood is an unassuming eatery with a walk-up counter and plenty of outdoor seating. Amaryllis Park is close to many neighborhoods that have a lot going on. The Rosemary District is Sarasota’s newest trendy neighborhood, "It’s been entirely redone with a lot of new shops and restaurants,” Vigar says. Downtown also has shopping options and grocers, including Whole Foods and Publix. Home to Sarasota’s arts scene, Indian Beach-Sapphire Shores is sometimes called the museum district.
