Sandwiched between San Antonio and New Braunfels along Interstate 35, Northcliffe is a residential community in Guadalupe County. It’s now part of the City of Schertz, though it was formerly a census-designated place. I-35 cuts through part of Northcliffe, and it’s bordered by the City of Cibolo to the south.

Northcliffe has several subdivisions near I-35 and closer to Downtown Schertz. A few like the Scenic Hills, Aviation Heights and Northcliffe subdivisions have more established homes built in the 1980s or earlier; some are gated. The Homestead subdivision is currently in development, with most move-in ready and to-be-constructed new construction builds priced roughly between $580,000 $700,000. Across all the subdivisions, house styles you’ll see include remodeled ranch-style homes, and a variety of single and two-story New Traditional Craftsmen, Tudor and Mediterranean. Prices can range from $220,000 for a remodeled ranch-style house with 1,100 square feet of living space in Aviation Heights, to $530,000 for a New Traditional Mediterranean with 3,100 square feet of living space in The Crossvine subdivision.

Riata is a subdivision just off I-35. “Affordability and convenience of location are the main draws,” says Scott Jauregui, Realtor/owner of The Scott J Realtor Group with Keller Williams Realty Heritage. “It’s conveniently close to quality SCUCISD schools, shopping, dining and entertainment options. The Interstate 35 Corridor ensures an easy commute to neighboring cities like San Antonio, New Braunfels, San Marcos and Austin, not to mention joint bases like Randolph Air Force Base, Fort Sam Houston and SAMMC, the Army’s most modern healthcare facility, without the hefty price tags.” The subdivision has lots of New Traditional Craftsmen, Tudor and Mediterranean-style houses with brick, stone and cement-fiber exteriors. Prices ranging from $280,000 for a single-story, New Traditional Craftsman to $515,000 for a larger, two-story New Traditional Tudor. “You also have a neighborhood pool and a small playground,” Jauregui says, regarding the Riata subdivision’s amenities.

Northcliffe is served by the Schertz-Cibolo-Universal City Independent School District (SCUCISD), and students can follow several school paths depending on where they live. Those who attend Schertz Elementary can go on to attend Corbett Junior High School and Clemens High School. Students who attend Cibolo Valley Elementary School go on to attend Dobie Junior High School and Steele High School. Clemens High, graded A-minus on Niche, offers Advanced Placement, Dual Credit and International Baccalaureate courses. Steele High, graded A on Niche, offers Advanced Placement and Career & Technology Education courses.

When it’s time for grocery shopping, you’ll find H-E-B plus! just south of I-35, and Walmart Supercenter just north of it. Depending on where you live, the H-E-B and Walmart Supercenter in Cibolo might be closer. Near Clemens High is Arlan’s Market, a family-owned business with several locations around San Antonio and Houston. Products they stock include quality meats, farm fresh produce and an international selection of adult beverages. Enjoy browsing antiques and wares made by local vendors? Stop by the family-owned and operated Bussey’s Flea Market over the weekend. It’s one of the largest flea markets in Texas, and since its start in 1978, it’s grown to hold over 500 vendors. Browse wares including jewelry, clothing, household items, cell phone accessories and more. Make sure you bring cash for parking.

You’ve got plenty of entertainment options at your fingertips in Northcliffe. Booklovers can pick out their next big read at Schertz Public Library. Movie lovers can choose between Santikos Entertainment Cibolo and EVO Entertainment Schertz to watch the latest blockbuster in a plush recliner, and enjoy a meal and a drink. You can keep yourself entertained at either location at the bowling lanes, the arcade or the virtual gaming area, while you wait for your show to start. Order authentic Mexican fare at Garcia’s Mexican Restaurant, and choose from dishes like chicken fried steak ranchero, fish tacos, California chicken and a variety of enchiladas. The Purple Pig BBQ offers Midwest-style barbeque with a Texas twist, smoking a variety of meats with pecan wood. Meat dishes are complemented by home-style side dishes, including baked beans and creamed corn. Feeling adventurous? Try their specialty items: BBQ baked potato, BBQ Nachos and the BBQ parfait.

Spend time outdoors at one of the local parks. Ashley Park has a playscape with equipment appropriate for children of all ages, from slides and swings to Spider Climbers. The 17-acre Pickrell Park has a larger playground with a short rock-climbing wall. It also has a walking trail, a basketball court and a community pool. Throughout the year, it’s used to host many city events and festivals.

You’ve got plenty of housing options to choose from in Northcliffe, where you’re conveniently located for several shopping, dining and entertainment options, and commuting to nearby cities.
