A northern district in Seattle
Framed by Seattle's largest lake, the northern district of Lake City is a residential hub with retail, schools and recreation. Once so remote that it could only be accessed by canoe, the area took shape when coal and lumber trains began transporting passengers in the 20th century. Today, Lake City is a vibrant and accessible neighborhood next to Lake Washington. "Community events bring us together," says Tessa Hall, a Lake City resident. "The larger surrounding neighborhood is family-focused and has a lot of schools, but is also just a 15-minute drive from downtown." The area contains many smaller developments, five public schools and a major commercial route. "Family housing is big, and we are near I-5," Hall says. "Lake City Way is largely for commuter travel for folks from Bothell. That means many pass through our central business core every day!" Locals can stay updated through an official Facebook group or by listening to the Enjoy Lake City Community Podcast.
Lake City residents can swim at freshwater beach
Lake City has about ten green spaces, including playgrounds and pocket parks. Meadowbrook Playfield Park has a community garden, tennis courts and ball fields. The onsite community center provides a public pool, indoor gym and youth programs. Meadowbrook Pond, a natural water treatment space, offers stormwater drainage for the nearby creek. The pond is also a gathering spot for waterside walks and spotting wildlife like beavers, ducks and herons. To the east awaits Matthews Beach Park, the biggest freshwater beach in the city for swimming. The park has a playground, basketball court and picnic area. Locals are also able to explore Washington Lake by way of the public boat launch. Burke-Gilman Trail follows the shoreline, extending almost 20 miles through northern Seattle. The pathway is accessible to pedestrians, bicyclists and skaters. "What I believe most residents appreciate here is the natural beauty and amazing variety of trees," says Kenan Polovina, a broker with Better Properties Eastside who lives in the neighborhood. "We have many varieties, including firs and redwoods; they're spectacular. We also have stunning views of the Cascades."

Midcentury homes, new condos and houses near Lake Washington
The Lake City district comprises several subdivisions: Victory Heights, Meadowbrook, Matthews Beach, Cedar Park and Olympic Hills. Buyers have a wide variety of housing options, from single-family homes and newly built condos to small apartments and larger waterside homes near Lake Washington. Styles include bungalows, midcentury ranch-styles, split levels and Craftsman. Along the water are several homes with backyard docks reaching into the lake. These properties have a risk of flooding. Houses sell after 20 days on the market compared to the national average of 44. Homes over 2,250 square feet tend to range in price from $450,000 to over $2.5 million. Smaller houses often range between $550,000 and $1.4 million. Most newly constructed dwellings range between $675,000 and $1.6 million. Residences near the lake can range from $500,000 to over $2 million. Depending on the build date and square footage, condos and townhomes range between $250,000 to $2 million.

Lake City Summer Festival
Throughout the year, locals attend various neighborhood activities, including the Egg Hunt, Pumpkin Palooza and Winterfest. The largest gathering is the Lake City Summer Festival and Parade. A collection of food trucks gather by the neighborhood library as live music plays on a stage across the street. The festival hosts three parades: The Kids' Parade, the Dog Parade and the Grand Parade.

The shops and restaurants on Lake City Way
Lake City Way serves as the main hub of shopping and dining activity. Along the thoroughfare is Grocery Outlet and supermarkets like Fred Meyer and the nearby Safeway. The Lake City Neighborhood Farmers Market, held June through October in front of the library, has vendors selling artisan goods, plants and fresh produce. The neighborhood is also dotted with independent coffee shops and espresso bars. Kaffeeklatsch Seattle, a German-themed coffeehouse, serves soups and sandwiches. "I like to walk over to Hellbent Brewing Company," Polovina says. "It's pretty popular." At Hellbent Brewing, patrons and their dogs can sit on the patio, and inside are pinball machines and other arcade games. Elliot Bay Brewery is a family-friendly establishment featuring seasonal and long-term menus. "Toyoda Sushi is only open a few hours a week but is a hidden gem," Hall says.

High school offers advanced education programs
Lake City is a part of the Seattle Public School district, and many students can walk or bike to school. The neighborhood contains three public elementary schools, including Cedar Park Elementary, which has an A-minus score from Niche. Jane Addams Middle and Nathan Hale High received A-minus grades. The high school offers college-level courses and a cultural exchange program for some students studying Japanese.

Location makes commuting a breeze
Interstate 5 is less than 2 miles from the neighborhood's center. Commuters take the interstate to reach downtown, about 10 miles south. There are several major employers headquartered in the greater Seattle area, such as Microsoft, Expedia, Starbucks, and Amazon. The King County Metro bus line serves the area. Kenmore Air Harbor Airport is a 4-mile drive on local streets.
