A walkable shopping district with historical charm

Shadyside is one of the East End’s most vibrant and retail-rich neighborhoods, showcasing three commercial districts, a lively event scene and ornate architecture. Local businesses thrive along corridors such as Walnut Street, where summer events draw visitors from all over the city. Pittsburgh’s history is preserved along storied streets like Roslyn Place, the city’s last remaining wood-paved block from the early 1900s. Schools, religious institutions and parks all sit within a few miles of each other, making Shadyside incredibly easy to traverse on foot.

“Even during work hours, just to be able to leave my office and just walk around the block is refreshing," says Tom Yargo, Associate Broker for Howard Hanna and manager of the firm’s local Shadyside office. After years of working in the area, Yargo emphasizes that Shadyside is “never boring,” attracting young college grads from nearby Carnegie Mellon, the University of Pittsburgh and Chatham University. The neighborhood is particularly popular with medical students and staff for its proximity to UPMC Shadyside Hospital, Yargo says. Just 5 miles from downtown Pittsburgh, Shadyside serves as a destination for foodies and shoppers alike while retaining a subtle suburban character.

Shadyside is a dining destination

Shadyside’s reputation as a shopping and dining destination is well-deserved, with three distinct business districts located along Walnut Street, Ellsworth Avenue and South Highland Avenue. Here, national chains and locally owned boutiques sit side-by-side, intermixed with a world tour of restaurants, bars and coffee shops. High-end shoppers appreciate upscale options such as Lululemon and Banana Republic, while local buyers gravitate toward boutiques like Hey Betty and Pennsylvania Libations, a go-to for locally sourced wine, beer and spirits.

“I think it’s always been a neighborhood that attracts foodies,” Yargo says. “The advantage of having these great restaurants around is a real nice amenity. For me, it means being able to entertain family and clients.” Restaurants range from longstanding spots like Pamela’s Diner on Walnut to fine dining favorites like Casbah on South Highland to contemporary cafes such as Arriviste Coffee Roasters on Ellsworth. Nightlife thrives at gastropubs like Urban Tap, while pharmacies, salons and local businesses see more traffic during the day. And just across Lincoln Highway, Trader Joe’s, Target Grocery and a massive Whole Foods offer convenient produce options.

Stately homes and chic condos

From ornate, Victorian-style homes to chic condos, Shadyside has a wealth of housing options for many different buyers and budgets. Apartments cater specifically to renters and recent college grads, while planned communities such as the Village of Shadyside offer a similar amenity-rich lifestyle for buyers. Because of the variations in size, style, age and renovation status, prices can differ greatly from property to property, with some condos selling for under $200,000 while massive homes can top a million. Average home values rest just under $600,000, significantly higher than the rest of Allegheny County.

Celebrating art and culture on Walnut Street

For more than 25 years, Shadyside has hosted the vibrant Art Festival on Walnut Street, celebrating local and national artists with an outdoor gallery. Summer also brings the annual Jam on Walnut event, a summer concert festival known to draw a crowd. “For the business owners, the chefs, the performers, it’s just a huge validation that their work is important,” Yargo says.

Natural havens just minutes from downtown

At historic Mellon Park, visitors can step back in time to the Gilded Age while exploring the quaint walled garden, rose garden and paved pathways that meander around the Pittsburgh Center for the Arts. Just south of Carnegie Mellon University, spacious Schenley Park offers more than 400 acres of tree-shaded trails, playgrounds, sports fields, a golf course and a swimming pool, as well as access to the Phipps Conservatory and Botanical Gardens. In winter, locals can gather for public skates and hockey games at Hunt Armory Seasonal Ice Rink, which also hosts community events organized by the NHL’s Pittsburgh Penguins.
