Suburban lifestyle in the Central Valley
Opportunity has the essentials. “A lot of people are happy staying in the Valley. If they never have to leave, they won’t,” says Cindy Carrigan, who grew up in Spokane and now owns Five Star Real Estate Group. She and her team sell over 300 homes in the area every year. “They don’t have to drive downtown and find parking because schools, parks, shops and restaurants are all here.” The Central Valley School District has more than 10 campuses around the neighborhood; three parks are walkable from some homes, and open spaces are a short drive out of town; Sprague Avenue and Dishman Mica Road have nearby commercial options. While venturing outside of the Valley is rare, downtown Spokane is still 10 miles west with employment options and longstanding restaurants. Neighbors are close, too, as many long-term residents call Opportunity home. Remote workers have also moved to the area in the 2020s, part of a larger trend with Spokane as a whole.

Central Valley School District gets a B-plus from Niche
“Some people move here to be in the Central Valley School District,” says Carrigan, whose children went to school in the area. “You have a lot of young families here, and a lot of the community revolves around school activities, festivals and sports.” Of the five major elementary schools in Opportunity, Sunrise Elementary receives the highest rating. Niche gives it an A-minus and ranks it in the top 15 public elementary schools for Spokane County, ahead of roughly 100 others. Most students advance to Bowdish Middle, rated a B-minus, and University High, rated a B.

Ranch-style homes and more in the Spokane Valley
With over 5 square miles of homes, Opportunity has no shortage of options. Fixer-uppers with tight square footage start at $235,000; two stories with triple the size can reach $750,000. The oldest homes go back to the 1910s, and the newest ones are from the 2020s. Most of the neighborhood, though, are traditional ranch-style homes built in the 1960s and ‘70s. Their siding facades and low-pitched roofs match the time period and add a vintage feeling to the neighborhood, distinct from the newer areas like Greenacres and Chester. They’re typically between $390,000 and $470,000, aligned with the median sold price for Spokane as a whole. Lots are usually a quarter acre with some room in front and back, but higher-dollar properties can have an acre or more. For renters, apartments are along Sprague Avenue on the neighborhood’s northern side.

Splashing around Valley Mission Park, hiking close to town
Valley Mission Park is on the neighborhood’s northern side, and it has nearly 25 acres of green space. Popular in summer, this park has a pool, baseball diamond and basketball court. The Splash Down Family Water Park is also here, and visitors can pay daily or seasonal admission to speed through its tube slides. Across the street, Mission Meadows Community Garden has a biweekly farmers market with veggies and flowers. The southern part of the neighborhood has Browns Park, known for its splash pad, sprinklers and playground. This space also has 16 sand volleyball courts for league tournaments and pickup games.
Besides neighborhoods parks, Opportunity is close to open spaces. Dishman Hills Natural Recreation Area is just west for 500-plus acres of hiking and mountain biking. The Selkirk Mountains are a few miles south for more trails and camping opportunities; two of the range’s conservation areas, Iller Creek and Mica Peak, have almost 3,000 acres between them. Driving about 25 miles east into Idaho, Couer d’Alene is a small town adjacent to a lake of the same name. Boating, fishing, kayaking and birding are common activities.

Close to businesses on Sprague, new dining scene on Dishman Mica
Opportunity is between two commercial districts. In the north, Sprague Avenue has grocers such as Rosauers and Yoke’s Fresh Market, and casual restaurants mix with fast food spots. Thrifty Scotsman has served classic drive-in fare since 1980; opened in 2012, Darcy’s Restaurant and Spirits has become a popular neighborhood pub. In the south, new businesses along Dishman Mica Road have replicated this success. “It’s really an up-and-coming area,” says Cambria Henry, who grew up in Spokane and now owns Haven Real Estate Group. “We’re starting to get more commercial there, with recent additions in the last few years. Before that, we didn’t have many options.” TT’s Brewery & Barbecue opened here in 2019, and it’s won recognition from the Washington Beer Awards and The Inlander. Down the street, The Ponderosa Bar & Grill opened in 2020, and its Taco Tuesdays and Karaoke Wednesdays have received similar attention. Outside of these districts, the Spokane Valley Mall is northeast of the neighborhood, and people come from across Spokane to shop here.

Neighborhood party at Valleyfest
Held on Sprague Avenue and in Mirabeau Point Park, Valleyfest has been around since the 1990s. This September festival has musicians, vendors and restauranteurs, and funds come from local organizations. The Hearts of Gold Parade starts the event on Friday night, when floats and clowns shut down Sprague.

Pines Road and other thoroughfares
Like many older parts of the Valley, Opportunity has few sidewalks. Pedestrians might use wide roads to navigate on foot, but most people drive around the wider area. Pines Road goes through the middle of the neighborhood, and it leads north to Sprague Avenue and Interstate 90. This interstate is the main route into downtown Spokane, about 10 miles west. Spokane Transit Authority offers an alternative, as the Valley Transit Center is just off Sprague. Route 9 operates into downtown, and routes 95 through 98 go around the Valley.
