Suburban neighborhood with highway access to Spokane
Latah Valley, 6 miles from Downtown Spokane, offers suburban privacy and its own world of amenities. “The neighborhood is close to local highways, so it's super easy to get downtown. It's the best of both worlds here," says Haydn Halsted, Realtor with Real Broker LLC. Homes are surrounded by wooded areas and lined along winding roadways in the southern end of Latah Valley. Adding to its natural privacy, Latah Creek runs along the area, making a physical barrier between Latah and the more residential neighborhoods in Spokane. “Latah Creek forms the largest single tributary to the Spokane River within the city limits,” notes Eric Cook, long time Spokane resident. To the north, homes are closer together with smaller yards and gridded roads. “Latah Valley is often overlooked by visitors to Spokane; it remains quiet with upscale, hillside neighborhoods,” says Cook. The CAP Index score gives Latah Valley a 2 out of 10, with 4 being the national average.
Single-family homes from $230,000
Planned communities are a feature here, offering comfortable suburban living just outside the city. A creek separates the minimal traditional manufactured homes in the Sunny Creek community from the postmodern, Craftsman and new historicism estates of Highland Park and Eagle Ridge. Most communities have well-maintained sidewalks and easy access to public parks. Near Latah Creek, residents reside in communities of manufactured and minimal traditional homes rounding out the area's housing options. Homes in the southern part of Latah Valley range from $370,000 to $600,000 for smaller homes with 3 to 4 bedrooms and $650,000 to $1.5 million for larger homes with 5 to 6 bedrooms. Homes to the north range from $230,000 to $650,000. Manufactured homes throughout the region range from $60,000 to $225,000.
B-plus rated Spokane School District
Students here may attend the Spokane School District, which receives a B-plus from Niche, listed as the third-best school district in the Spokane area. Children attend Mullen Road Elementary, and Sacajawea Middle School, advancing to Lewis and Clark High School. All three institutions receive an A-minus and are listed as some of the best schools in the Spokane area. Students may access the school's digital library for books of varying reading levels and tutoring resources. Sacajawea Middle School has an effective STEM program with project-based learning programs, such as app design, multimedia communications and aerospace engineering. Lewis and Clark High School offers students a variety of college success tools.
Colorful play structures at local parks
The Creek at Qualchan Golf Course, in the neighborhood's southern end, is a vast 18-hole public course. In between homes and forested areas, there are several parks and recreational locations for residents to enjoy. Eagle Ridge Whispering Pines Park has a whimsical play structure that looks like a barn house attached to a tree trunk and open fields for running or summer picnics. Nearby, Forest Ridge Park cultivates an artsy summer camp look with a wood and stone amphitheater, a brightly colored playhouse and playful sculptures around the forested area. Beside Latah Creek, Wentel Grant Park is surrounded by greenery and boasts a play area beside an open field.
Dining in Latah Valley
This community is just 6 miles from Downtown Spokane, but it offers a small collection of eateries and shops that many residents frequent. Locals visit Latah Latte, a locally-owned coffee stand inside a small cottage for a hand-crafted beverage or a light bite. The scent of homemade bread and pastries wafts out of Chaps Diner and Bakery, tempting locals to try the seasonal baked goods or stay for crispy hashbrowns and bacon. On Thursdays, live music adds to the rustic, home-grown ambiance of the local eatery. Next door, Latah Bistro is a favorite for stone-baked pizza with toppings like wild foraged mushrooms with a truffled sherry cream sauce. Yoke’s Fresh Market sells groceries and other necessities.
Route 195 and I-90
Route 195 runs along Latah Valley, offering easy access to Downtown Spokane and Spokane International Airport. A few bus stops are at the neighborhood's northern end, and most are along West Sunset Boulevard near Interstate 90.
Spokane Lilac Festival Brew Fest
Locals visit Downtown Spokane for events throughout the year. In May, residents flock to the urban Riverfront Park to sample beers from the local breweries during the Spokane Lilac Festival Brew Fest. Residents who wish to attend religious services may visit the St. John’s Lutheran Church or the Spokane Christian Church.
