Old oaks and maples draped with tangled strands of Spanish Moss stand tall over Springfield's quiet streets, where midcentury ranch designs sit beside contemporary new builds and historic farmhouses. Buyers can invest in Springfield for as low as $250,000, which can buy a modest three-bedroom ranch home with a fenced backyard. A bigger budget secures more living space and a brand-new build. Properties typically top off around $400,000 in Springfield. "New construction does well here. We see a lot of people coming out from Savannah for the lower price points," Woods says. Springfield is one of the oldest and fastest-growing regions in Georgia's southeastern corner, and most listings find new owners within a month.

Kids growing up in Springfield can attend Effingham County Schools. Many younger students start at Springfield Elementary and continue to Effingham County Middle before finishing at Effingham County High. Each public school carries an overall B score on Niche and is within a 5-minute drive from home. High schoolers can enroll in a wide selection of extracurriculars, spanning subjects from Theatre Team to World Cultures Club.

Waterside walks around Baker Lake
Rural Springfield is lush with lakes, creeks, and wide-open fields of farmland, providing a relaxing, away-from-it-all atmosphere and plenty of outdoor respites. Baker Lake is a popular spot for a walk, ride or run around the water. Springfield locals head a couple of miles south to the Clarence E. Morgan Complex for youth softball or to let the kids spend time at the playground. The Effingham County Recreation Complex is on the opposite side of town, hosting soccer games and indoor sports like basketball.
Fall Festival and Effingham County Fair fun
The Springfield community gathers year-round for charity races, the annual Fall Festival and the holiday tree lighting ceremony in early December, among other seasonal events. The Effingham County Fair comes to town for 10 days in October, and locals can save the date via the city website, where there are plenty of other helpful resources for new homeowners, including city ordinances, job postings and a bill pay portal for public utilities.
Restored landmarks, eateries and boutiques on North Laurel Street
North Laurel Street's short strip of old awninged storefronts recalls the town's early beginnings, the pharmacies and markets now inhabited by antique stores, coffee shops and local restaurants. Springfield residents get their morning pick-me-up from Paddles Coffee and enjoy lunch with dessert at Central Station Bakery and Eatery. The restored circa 1945 Mars Theatre is steps away, showing old classics and new flicks. Food Lion is the closest stop for weekly grocery shops, and there's a Dollar General next store for other errands. Effingham County is known for its thriving manufacturing, food and agricultural industries. With millions of acres of farmland, the region produces substantial amounts of corn, soybeans and pork distributed nationwide. Many Springfield residents also work in real estate or regional health care systems. Effingham Hospital is immediately west of the highway, minutes from most residents, and the Effingham County Board of Education is also in town. Springfield is about an hour from Hilton Head Island and 45 minutes from downtown Savannah, where homeowners can take a day trip to lounge on the beach or explore the artsy city. The Savannah Hilton Head International Airport is 20 miles south or a 30-minute drive away for long-distance travel.
