Family-centric community with well-ranked schools

Springfield is perhaps best known for Baltusrol Golf Club, a private, nationally known golf course that’s hosted many PGA Tours. It’s also designated a national historic landmark. But many non-golfers move to this quiet enclave in Union County, surrounded by busier train towns, for its schools, affordability and proximity to NYC, 25 miles to the east.

“The town is definitely built for kids; it’s very geared toward family life,” says Daniel Montano, a real estate agent with Signature Realty in Westfield. He moved to Springfield three years ago with his family after growing up in neighboring Union. He found his money went further compared to nearby towns, like Westfield.

Older homes offering more space for the money

Single-family homes and sidewalks line residential streets, allowing children to freely ride bikes around the neighborhood. Montano shares how the township closes Tooker Street to car traffic on Halloween so that kids can go trick-and-treating.

Parks and natural reservations surround much of the town, while the golf course comprises the middle section. Nearby, the Rahway River cuts through town, putting some homes at risk for flooding. “Anywhere near NYC or a train station there’s lots of competition and not enough inventory,” Montano says, so, “Houses are flying, even in flood zone areas.”

Housing stock is typical of North Jersey: lots of 1960s split levels, ranches and colonials, and many are on a third of an acre with one- and two-car garages. Larger properties can be found near the golf course.

Springfield remains a good value, where it’s possible to find a starter home for under $500,000. Homes near the golf club can range between 3,000 to 4,000 square feet and go for around $3 million for a custom-built mansion on more than an acre. The median is $577,000.

A-rated public schools getting multimillion-dollar update

About 2,100 district students attend five schools, starting at Edward V. Walton Early Childhood Center for pre-kindergarten through second grade. Niche rates it an A minus. Students continue to either Thelma L. Sandmeier School or James Caldwell Elementary School for third through fifth grades. Both feature A grades. Grades six through eight attend Florence M. Gaudineer Middle School, another A-rated school, before finishing at Jonathan Dayton High School, rated an A minus.

The district recently approved about $32 million to update all five schools, like modernizing HVAC systems and replacing exterior doors.

Union County Magnet High School is ranked as one of the top high schools in the state. The highly selective public school specializes in STEM and is open to all Union County residents.

Major reservations and community pool

Meisel Avenue Park is the biggest and the heart of community events, like July 4th; it also features a small lake.

Springfield is also located in between two large park reservations: Watchung and South Mountain. The former offers horseback riding trails while the latter includes a conservation-focused zoo and waterfront playground; both parks attract many from surrounding communities.

Come summer, the Springfield Community Pool offers a variety of classes in conjunction with the Summit Area YMCA, as well as open swim time. Not least, Sky Zone Trampoline Park is a sprawling indoor space suited for toddlers through teens, and popular for birthday parties.

Some local spots, with larger downtowns nearby

Morris Avenue and Mountain Avenue are the main shopping corridors with a small number of businesses. On Mountain, Halo Roasters is a favorite for specialty coffee drinks in an industrial chic space, while The Brisket Guy BBQ has won awards for its Texas-style smoked meat. Kosher Bagels Supreme is another busy spot, attracting crowds from other towns for its freshly made chewy bagels.

For more options, locals head to the large downtowns in neighboring Summit and Westfield. Route 22 on the south end covers big-box shopping needs, and there’s a Shop Rite in town for groceries. The Mall at Short Hills is just to the north, featuring 140 upscale and mid-range stores.

Buses to NYC, plus a shuttle service to Short Hills train

Springfield is a good option for commuters who have a hybrid schedule. “I see more dads picking up their kids from school,” Montano says. There’s no train in town, but Springfield provides shuttle service to the Short Hills station during rush hour, where the train takes about an hour to reach Midtown. NJ Transit buses to Port Authority are another option and take about 50 minutes. Newark Liberty International Airport is about 10 miles east, while Interstate 78 is the main artery to NYC and other major highways.

July 4th is a major celebration

July 4th is an annual tradition attracting thousands. The day kicks off with a morning parade, followed in the evening with food trucks, pony rides and a concert at Meisel Avenue Park before capping off with a fireworks display.
