Says Walker, “If you prefer the freedom to put an extension on your house or paint your front door your favorite color, you’ll find that in Garrisonville Estates and Vista Woods. The homes are a bit older, and you won’t have sidewalks, but your schools are all close together. If you prefer an HOA, St. Georges Estates and Augustine offer amenities like sidewalks, playgrounds, or the golf club.” Lisa Nelson, local Realtor with Berkshire Hathaway Home Services Select Realty, adds, “I’ve watched the main road grow from two stoplights to more than a dozen because people just want to live here. Homes are a bit more affordable than you’d find in other parts of Northern Virginia, and our county property taxes are lower.” Pricing can range from three-bedroom renovated 1980s and 1990s colonials between $470,000 and $675,000 to a 4,000-square-foot custom-build on 4 acres for $1.2 million. Adds Walker, “Augustine offers a clubhouse lifestyle and many homes are positioned right on the greens. Of course, you might find a golf ball, or four, in your backyard.”

Students attend Stafford County Public Schools, which Niche gives a B-plus grade. “What I love most about this community,” Nelson adds, “is that it feels like a close-knit family. Parents are really involved in the schools.” Depending on your address, young residents may start at Garrisonville Elementary, which earns a B grade from Niche, or Margaret Brent Elementary, which earns a B-plus from Niche. Sixth through eighth graders attend Andrew G. Wright Middle, which Niche gives a B-plus grade or Rodney E. Thompson Middle, which earns a Niche A-minus grade.
