Located just north of Fredericksburg, Stafford is a scenic county that offers homebuyers the best of both worlds. Homes have a little more elbow room, while homebuyers still have the option to access the lively historic downtown Fredericksburg, world-class retail, and the natural beauty of Virginia’s coastline. Homebuyers also come to the area for the convenience of the Virginia Railway Express, which has a station on Brooke Road.
Stafford encompasses a large area and thus offers a variety of homes for every type of buyer. Single-family homes could start in the mid-$200,000s, which would likely afford you a two or three-bedroom home in need of some updates, and could go as high as $1.5 million for an expansive six-bedroom estate on 15 acres. You’ll find town houses, too, that range from the mid-$200,000s for a fixer-upper to more than $500,000 for a new build with upscale finishes. Many homes here feel off the beaten path, but some streets are denser than others if you prefer a subdivision-style community.
Stafford is served by Stafford County Public Schools. Many students attend Stafford Elementary School, Stafford Middle School, and Brook Point High School. Students at Stafford High are allowed to apply for the Governor’s STEM Academy, which offers programs in biomedical sciences, engineering, and information technology. Under this program, students spend half a day at their regular high school and half a day at the academy.
Most of the commerce in the Stafford area is concentrated along Route 1, like the Foreston Woods shopping center. Here you can get groceries and other necessities from Weis and CVS, plus a bite to eat at restaurants like Ricos Tacos Moya, which serves up authentic Mexican favorites. Travel a bit farther south down Route 1 to find The Log Cabin Restaurant, which has been in business for decades and is known for its fresh seafood and great service. For a bigger day of shopping, the 250+ retailers and restaurants at Spotsylvania Town Center and Central Park Plaza are well worth the 20-minute drive. The county also has laid out a vision to develop its own downtown district over the next ten years or longer.
To spend time outdoors, residents can take their pick of parks. According to Anne Hupka, Realtor with The Hupka Team, you’ll see people every weekend at Aquia Landing Park, which boasts sandy beaches and calm water along the Aquia Creek. Just a few minutes away is the Crow's Nest Natural Area Preserve, which encompasses 3,056 acres of land. “The county has made it so we have walking trails and a kayak and canoe launch, which is very nice for people who don’t live on the water,” says Hupka. “People can also go fishing — we have fantastic fishing here. We have snakehead fish which people like to fish for recreationally. There are a lot of amazing bald eagles here, too. There’s just a lot of beauty preserved in this part of the county.”
