Ranches, townhouses and co-ops below $1 million
Throughout Great Kills, single-family ranch and colonial-style homes start around $625,000, and larger and newer raised ranches and modern colonials go for around $1 million. There are many attached and semi-detached townhouses priced from the low $400,000s to the high $700,000s, including in newly built developments near the Great Kills Harbor. Two-family duplexes start around $750,000 and go up to $1.5 million depending on age and size. On the east side, brick mid-rise condo complexes, one of which is connected to a mini mall, have units priced from $475,000 to $575,000. And on the west side, the postwar Armstrong Gardens complex has co-op units priced around $200,000.

Beaches on the harbor and restored nature areas
As a National Park, Great Kills Park has a well-maintained beach, playground and marina right on the Atlantic Ocean. The inland green space of Great Kills Park is mostly closed off to clean up radioactive material in the waste fill used to expand the area decades ago. But residents can take forested walks around the ponds in King Fisher and Siedenburg parks, and in the scenic wetlands north in Brookfield Park. During the summer, the members-only Great Kills Swim Club is also a popular community hub.

Strip-mall shopping and frutti di mare
Amboy Road and Hylan Boulevard, which run east and west through Great Kills, are the neighborhood’s main dining and shopping strips. “Having so many choices of restaurants is one of the best things about living there,” Impellizine says. Italian cuisine and seafood are the most common, but there’s also Arirang Hibachi — “a staple on Staten Island,” Impellizine says. The Marina Cafe has views of Great Kills Harbor, and for groceries there’s a Stop & Shop on Amboy Road just west of the neighborhood.

Highly ranked schools in an impressive district
According to Niche, Staten Island’s school district is the third most diverse district in New York City, and it has an overall A grade. Local students in preschool through fifth grade can attend P.S. 8 before completing sixth through eighth grades at I.S. 24, both of which have an A grade from Niche. In nearby New Dorp, the Staten Island Technical High School has an A-plus grade, and was rated Niche’s number one New York City public high school for 2024.

Celebrating the little leaguers
Every April, kids and parents march up Giffords Lane in the center of Great Kills to celebrate opening day of Great Kills Little League. “Little leagues are pretty serious on Staten Island,” Impellizine says. The baseball league has been around for over 70 years and is supported by both local and city-wide businesses.
Long commutes south of the Staten Island Expressway
The Staten Island Railway stop in the center of Great Kills is helpful for residents commuting via the Staten Island Ferry, and express buses on Hylan Boulevard can reach Manhattan in an hour. The Staten Island Expressway, which goes west into New Jersey and east into Brooklyn, is a 5-mile drive north from Great Kills.
