Co-ops and condos within walking distance of the ferry and amenities

St. George offers everything from pre-war houses to newly built condos. Streets on the north shore of the neighborhood, a designated historic district, are lined with Queen Anne residences and French-influenced abodes with mansard roofs. The area has more multifamily units than many other Staten Island neighborhoods, appealing to those looking for Manhattan-style housing with access to the ferry, as well as shopping and dining. “Saint George is the most cosmopolitan part of the island,” says Realtor Desiree Darden of R New York. “Apart from being the main connecter to the city, it feels more like Manhattan than any other neighborhood on the island for its foot traffic and development like you’d find in Jersey.” The neighborhood has more co-ops and condos than other parts of the island—including new construction with units overlooking New York Harbor. Prices for real estate vary considerably:

  • Co-ops start at around $250,000 for a one-bedroom home, reaching $730,000 for a luxury two-bedroom residence
  • Condos range from $500,000 to $700,000, but can reach up to $1.5 million for a three-bedroom penthouse in a new building with water views
  • Single-family homes range from $500,000 to $900,000

Factory stores at Empire Outlets and a year-round farmer's market

Empire Outlets opened in 2019 just steps from the ferry. It features major retailers such as Nike Factory Store, H&M and Nordstrom Rack, restaurants like Nathan's Famous Hot Dogs and Nori Sushi Shop, and vistas of the city and New York Bay. Other eateries are along Bay Street and Stuyvesant Place, from the Burrito Shoppe and Chang Noi Thai to the tapas bar Beso and pizza joint Pier 76. Groceries can be found at Key Food Supermarket on Bay Street. "We also have a weekly year-round farmers market right in the heart of the neighborhood. That's our weekend place," Harrington says. "It adds to the community feel in the neighborhood."

Three theaters, including the historic St. George Theatre

The Staten Island Playhouse and Staten Island Shakespearean Theatre offer classic performances as well as camps and classes. The 2,800-seat St. George Theatre—a Spanish and Italian Baroque-style venue that first opened in the 1920s—was recently refurbished and reopened in the neighborhood. It hosts a variety of productions, from comedy acts to musicals, and several restaurants are nearby. "We have a very vibrant nightlife scene here. The Saint George Theatre has really added to that scene," Harrington says. The National Lighthouse Museum is also in the neighborhood.

Views of Manhattan from the North Shore Waterfront Esplanade Park

The North Shore Waterfront Esplanade Park offers sweeping views of Manhattan along with scenic walking paths and green spaces. “The waterfront in front of the bay is now being redeveloped by the city to be more pedestrianized and become more of a non-vehicle waterfront park,” Darden says, adding that the renovation is underway now and slated for a 2027 completion. “It’ll definitely increase the quality of life.” Additional open green spaces and recreational parks include:

  • The September 11th Memorial along the waterfront, featuring two winged structures framing the former site of the Twin Towers

Buses and trains connect to St. George Ferry Terminal

The neighborhood's status as a transit hub makes it a popular choice for commuters. “Saint George is surprisingly conveniently located,” Darden emphasizes. “It takes 20 to 25 minutes to Newark, 30 minutes to downtown or midtown, 18 minutes to Battery Park by ferry, you’re 15 minutes from Bay Ridge by car and 12 to 15 minutes from Bayonne.” In addition to the ferry, the St. George Ferry Terminal also has a bus depot. Several lines leave from the area, fanning out across the island. The Staten Island Railway starts in St. George, with several stops along the eastern part of the island.

Staten Island education ranges from elementary to post-secondary

Part of NYC's District 31, students may attend highly rated, local public schools including P.S. 016 John J. Driscoll and I.S. 061 William A. Morris. Curtis High School offers small learning communities in areas including journalism, software engineering and nursing. Charter schools, with enrollment typically based on a lottery, as well as private, faith-based schools, are also options for families. The all-girls Notre Dame Academy and St. Peter's Boys High School maintain high ratings. Saint George is also home to a campus of the College of Staten Island, a CUNY senior college offering associates, bachelor's, master’s and select doctoral programs. Wagner College, a private liberal arts school, and St. Paul's School of Nursing are additional higher education options close to Saint George.
