Cradling nature preserves and wildlife conservation areas, Southeast Tallahassee attracts homebuyers for its natural beauty and relaxed way of life. “The neighborhood is surrounded by really pretty canopy roads,” says Mandy O’Callaghan, a Realtor with Clover Key Realty and a 25-year resident of Tallahassee. These roads, framed by the overhanging branches of live oaks, lead to various subdivisions within the neighborhood. “It’s more of a quiet residential area and close to downtown. It’s also close to Florida State University,” says O’Callaghan. “We get a lot of professors and FSU coaches because it's a quick commute.” The primary commercial corridor through the neighborhood is the east-west Apalachee Parkway.

New construction is popping up in the eastern reaches of the neighborhood
Homes along Apalachee Parkway in the neighborhood's western edge are a mix of cottages, bungalows, mid-century ranch-style homes, townhomes and Craftsman-style new builds. New construction is prevalent in the east, and planned developments include a mélange of Millennial models. These models include homes with Greek Revival features such as columns and porticos, New Traditional homes with gabled dormers and other colonial stylings, and brand-new homes with farmhouse accents. In more secluded areas homes are often set back on large lots dotted with towering pine trees and sprawling live oaks. Homes range from $200,000 for a two-bedroom ranch-style house built in 1951 to $800,000 for a five-bedroom lakefront home rebuilt in 2018. Townhomes range from $125,000 for a one bedroom to $233,000 for a two bedroom.
