Florida State University School earns an A+ from Niche
Public school students in Southwood are enrolled in the Leon County Schools District. One educational pipeline includes Conley Elementary and Fairview Middle. Both schools earn a grade of B from Niche. Rickards High is graded B-plus. Southwood is also home to the Florida State University School, a charter school that is supported by its namesake university. The school, says O’Callaghan, is a “K through 12 charter school affiliated with FSU. It’s a really, really good school – one of the best charter schools in the state.” And it earns an impressive A-plus grade from Niche.

With more than 1,000 acres of green space at their disposal, locals don't have to go far for exercise and outdoor recreation. “There’s a beautiful wildlife and nature trail that surrounds the lake," says O’Callaghan. “It’s a really pretty neighborhood with a lot of activities put on by the HOA.” In addition to walking trails and playgrounds, residents can sunbathe by the pool, get competitive on the beach volleyball court and take their pet to the dog park, which has separate areas for large and small dogs. Anglers can even go fishing in the lake. Canvas shades are a plus at the modern Southwood Kid's Playground. There is also a tot lot for the younger ones. Southwood Golf Course is a public course with a pro shop, clubhouse and a sit-down restaurant.

Southwood celebrates seasonal events
Southwood stays active. The 'Art of Living' program organizes book club meetings, tennis camps, Food Truck Tuesdays, scrapbooking club meetings, holiday parties, children's play groups and walking groups. The neighborhood also hosts a farmers market every other Sunday while bands, bingo nights and dueling pianos entertain locals at the golf course clubhouse. Homeowners also gather for the Fourth of July and other seasonal holidays.

Several restaurants are clustered in the Town Center in the middle of Southwood. Canopy Roads Cafe serves breakfast and lunch, and it has an outdoor patio ready-made for hanging out. The menu puts a gourmet spin on breakfast dishes, from the Surfer Girl omelet stuffed with spinach and avocado to the Funky Monkey pancakes with chocolate sauce and bananas. El Jalisco Southwood, a Mexican restaurant, is also in the neighborhood as is the Southwood Sweets ice cream shop. A Publix grocery store is located in nearby Southwood Village. Governors Square Mall is also nearby.

Many homes in Southwood have covered front porches
Homes in the neighborhood are in pretty high demand, says O’Callaghan, and inventory has recently been low, with about 10 to 15 active listings. “Most of the homes are about 20 years old now,” says O’Callaghan, “but there are some newer developments.” Properties include everything from townhomes and cottages to extravagant million-dollar homes. Many are New Traditional homes with farmhouse, colonial or Craftsman features. Covered front porches are commonplace and add a welcoming vibe. Other homes have a 'carriage house,' which is a garage with an apartment above it. These work well for multigenerational families. Prices range from $310,000 for a three-bedroom cottage to $915,000 for a four-bedroom home with a cathedral ceiling, spa and two-car garage. A handful of larger homes top one million. HOA fees range from $45 to $68 per month.

It’s a 5-mile commute to downtown Tallahassee
