A small hamlet in the heart of Chester County

As the neighboring towns of Coatesville and Downingtown slowly encroach on its borders, the tiny neighborhood of Caln stands firm. Somewhat of a throwback, this hamlet barely covers a full square mile, but it packs a punch. “Everything you need is right there, from food to hardware stores to clothes to dining and auto services,” says Matt Gorham, Realtor and team lead of The Matt Gorham Team with Keller Williams. Plenty of jobs are available within and nearby – and the public transit options make it easy to leave the car at home for a commute to Exton, the Main Line, or downtown Philadelphia. It’s family-friendly as well, thanks to an active local government that brings the community together for parties in the park along with an active sports community thanks to a packed Little League and a golf course that offers special rates for locals.

Plenty of different housing options, but a fast-moving market

The gradual growth of Caln has created the availability of homes from across generations. Traditional three-bedroom Cape Cods from the mid-century share backyard property lines late twentieth-century bi-level and ranch-style homes. Bright 70s townhouses are just down the road from modern traditional farmhouses with golf course views. All of this is surrounded by thick old-growth trees that provide summer shade and bright fall colors. Townhouses generally fetch between $200,000 and $275,000 on the market, while single-family homes regularly sell in the range of $225,000 to $500,000. Gorham points out that homes in Caln don’t stay on the market too long – approximately a single week, versus the national average of six weeks.

A district that’s proud of its diversity

Most students in Caln start out at Caln Elementary School, although a handful may attend Reeceville Elementary School to start, rated C-plus and C, respectively, by Niche.com. Coatesville School District features an innovative secondary school setup, housing sixth grade in Scott 6th Grade Center, seventh at North Brandywine Middle School, and eighth and ninth at Coatesville Area Intermediate School, all receiving a C from Niche. Coatesville Area Senior High School earns a B from Niche and is one of the most diverse high schools in Pennsylvania, ranked 14th out of over 700 schools by Niche. Bishop Shanahan High School, part of the Archdiocese of Philadelphia, is one of the more popular private options in the area.

SEPTA stop makes commuting a breeze

Gorham notes that one of the highlights of the neighborhood is the access to the modern Thorndale train station that offers service on the Paoli-Thorndale line, making the commute to Philadelphia easy. SEPTA also offers bus stops within the neighborhood on their suburban line. Still, residents are dependent on their cars to get around. The nearest hospital with 24-hour emergency care is Chester County Hospital in West Chester, roughly 13 miles away and usually a drive of 20 to 25 minutes. While both Lancaster Airport and Wilmington Airport are closer than Philadelphia International Airport, those two only offer limited regional flights – for most travel residents make the 37-mile drive to Philly.

The plethora of local- and family-owned shops is a nod to the long-standing community in Caln. “Hatt’s Hardware is a personal place where you can still get someone to give you old fashioned help,” says Gorham, who has been a resident of the region for decades and has sold homes there for 20 years. “Joey’s Pizza makes one of the best cheesesteaks around, Midway has awesome hotdogs, Kelly’s is a fantastic locally owned and operated breakfast and lunch place. Chocolate chip pancakes!” There are national franchise restaurants there as well, but locals stick to these hometown favorites. There are plenty of options for those who want to cook at home too – Giant, ALDI, and Grocery Outlet are all within a mile of each other.

Municipal Park is where the community comes together

Caln Municipal Park is a hotspot of activity, a 20-acre park with lighted baseball fields, pavilions, tennis courts, volleyball courts, basketball courts, a roller hockey rink and play areas for children. It sits right next to the Academy Sports Complex, with indoor turf fields, and the Coatesville YMCA sits only a few miles north of the neighborhood.

Township events throughout the year

“Caln Township hosts firework events, movie nights, has a grand little league and manages a golf course where local residents get extremely discounted golf,” Gorham points out. The Municipal Building and Municipal Park are host to Easter Egg Hunts, holiday events including a tree lighting, National Night Out and more.

Ingleside offers golfers a convenient place to play

Many townhouses and homes in the neighborhood can see the green and fairways of Ingleside Golf Course from their deck or backyard. The club offers an 18-hole course, with options to golf all or part of the course – and Caln residents get a discount for an 18-hole round. A golf simulator and shop are available, as are lessons with an onsite PGA Golf Pro.
