A new direction for Regency Mall
It’s an exciting time for Regency. Historically, this area of Tuckahoe has been anchored by the presence of Regency Mall, built in 1975 as Regency Square and known as a booming shopping destination for several decades. In recent years, the mall’s department stores began to close their doors. As the mall changed, it became clear that Regency needed revitalization and now, that’s exactly what’s happening. “We’re starting to see more and more good things happening there,” says Bill LaFratta, a Realtor at Shaheen, Ruth, Martin and Fonville Real Estate and resident of Henrico County, where Regency is located. Among the recent changes was the arrival of luxury housing at the Rise at Regency Apartments, located in the exact spot of the former Sears store. Unique offerings have also opened in the place of other former anchor stores, like Virginia NOVA Aquatic Center and indoor trampoline park Surge Adventure Park. “Stuff you wouldn’t even think of is now popping up where the old stores were,” LaFratta says. “It’s interesting. It’s bringing new life to the area.” Beyond shopping, Regency is also desirable for its established, affordable homes and highly rated schools.

Established ranch-style homes at an attractive price
Neighborhoods in Regency are dappled with oaks and pines. The streets are lined by ranch-style homes, with a few Cape Cods and split-level houses, too. This area is almost entirely comprised of established homes built between the 1950s and ‘70s, and they retain a classic look and residential feel, with comfortably sized lawns and wooded lots. According to LaFratta, single-family homes in Regency continue to be more affordable than most areas of Tuckahoe, with a median price of $367,000. A handful of townhouses are also available, with a slightly lower average selling point of around $250,000.

Shopping and entertainment at Regency Mall
Convenience is king for Regency residents. The daily essentials are never far away, and there is no shortage of options. For groceries and everyday shopping, locals can swing by familiar big-box stores like Kroger, Aldi, Walmart or Target. Gas stations, convenience stores and shopping centers are numerous in this area. At Regency Mall, specialty retailers remain like Cerebral Vortex comics or Click and Fish Aquarium, while some previous anchor stores have been replaced by entertainment destinations like indoor trampoline park Surge Adventure Park. Beyond shopping and entertainment, Regency Mall is also home to Virginia NOVA Aquatic Center, with its own swim shop and an eight-lane, 50-meter pool and two 25-yard warm water pools for swim programs and lessons. Pickleball players will be in heaven at Performance Pickleball, a 12-court indoor facility where they can compete in local leagues. Highly rated Douglas S. Freeman High educates future leaders
The area’s school district– Henrico County Public Schools– is highly rated. “All of my kids went to public schools in the area. They’re great schools,” LaFratta says. Public schools in Regency include Ridge Elementary School, which scores a C from Niche. Tuckahoe Middle School earns a B-plus, while Douglas S. Freeman High receives an A-minus and is home to a magnet program for leadership, government and global economics. For those interested in private schooling close to home, West End Montessori School is also located nearby.

When looking to grab a bite to eat, residents might head over to Twin Hickory Tavern.
