The Amphitheater neighborhood, or Amphi for short, gets its name from one of the first settlers who noticed how the surrounding mountains made the neighborhood feel like an amphitheater. That was in 1877, and since then, Tucson has grown up around Amphi. Yet, for the working families who live here, sometimes for multiple generations, the Amphi Neighborhood Association is credited with infrastructure improvements and community events that have kept this neighborhood resilient to urban decay for over 25 years. “People in Amphi are close-knit and know what’s going on around them,” says Realtor Wes Stolsek with Omni Homes International. Stolsek has lived in Tucson for 45 years and sold real estate locally for the past 11 years. “These are good people who’ve often lived here their whole lives.” With a crime rate of 8, well over the U.S. average of 4, according to the CAP Index, neighbors looking out for each other is essential in this Tucson neighborhood.

Midcentury and multi-family homes
Most single-family homes in Amphi were constructed in the midcentury or later and are uniquely Western or Southwestern in style. Ranch-style homes made of brick, some with adobe roofs and others with Spanish-style elements like red-tile roofs, line this neighborhood's sunbaked streets and sidewalks. “You’ll also find a lot of duplexes, triplexes and multi-unit properties in Amphi,” Stolsek says. “Whole families might be living on the same property.” Amphi is also a great place to buy an investment property, Stolsek says. Most homes are rented here. Regarding cost, properties sell for between $150,000 and $400,000, largely based on size.

Public transit in Tucson
Sun Tran provides local bus service in Tucson, and the city is highly bike friendly with 131 miles of car-free, shared-use bike paths. Interstate 10 is the closest highway, which travels through town and to Phoenix, over 100 miles north, and south to the Tucson International Airport, 11 miles away. Residents can also pick up an Amtrak train at the station downtown on North Toole Avenue.

Amphi sits in Tucson’s midtown, which enjoys proximity to many restaurants, shopping centers and attractions. The Tucson Mall, for example, is less than 2 miles away. Next door, Funtasticks Family Fun Park features a water play area, go-karts, bumper boats, mini golf, laser tag and more. Market days and book fests
Neighborhood events tend to be small and community-focused, such as Amphi Market Day, an artisans and farmers market held twice a year in March and November, with live music, food trucks, handmade goods and fresh produce. Another local free event in March is the Tucson Festival of Books held on the University of Arizona campus. The festival features 450 authors and presenters and welcomes 50,000 regional visitors. The purpose of the festival is to improve literacy rates among children and adults.
The 4th Avenue Street Fair is held bi-annually and is only minutes from the Amphi neighborhood.

"The university is the heart of Tucson," Stolsek says. "It's well-respected, with great law and medical schools, and has been around since the 1890s." As a Hispanic-serving institution, the university enrolls an undergraduate student body that is at least 25% Hispanic.
