Centrally located historic neighborhood
Jefferson Park is an established residential area in proximity to the University of Arizona (UA), Banner-University Medical Center and Downtown Tucson. The neighborhood was added to the National Register of Historic Places in 2012 because of its vintage homes, which are popular among both renters and owner-occupants. The natural desert landscape and artistic talent of Jefferson Park add a flair of personality to the area. “We have a strong, yet underground and independent art scene. Being so central, you get exposed to so many interesting murals, art displays and coffee shops,” says Real Estate Agent John Sweeden with Habitation Realty ERA Powered, who is a Tucson native. In fact, shops and restaurants are within walking distance on all sides of the neighborhood.
Older homes with Southwest style
Jefferson Park’s wide streets are lined with mature trees and showcase a variety of home styles, architectural details and colors. Built in the late 1890s, adobe bungalows and Spanish Colonial Revivals dominated the landscape. Post-WWII Pueblos and ranch-style homes with carports then became the norm. Today, these older homes with Southwestern architecture range from 1,000 to 2,700 square feet and can cost $350,000 to $675,000. Additionally, sprawling ranch-style homes from the 1950s to 1970s go for $400,000 to $500,000.
The eclectic mix of homes in the neighborhood expresses individualism with decorated mailboxes, yard signs and metal sculptures. “You’ll find a lot of properties that are home to students. People tend to use this area for income because it’s close to the UA campus and is an easy student rental,” Sweeden says. Additionally, more homes are rented in Jefferson Park than they are owned.
Restaurants along First Avenue and Grant Road
While Jefferson Park is a primarily residential area, it is surrounded by retail and restaurant options. On North First Avenue, Buendia Breakfast & Lunch Café serves traditional Mexican dishes like empanadas and huevos rancheros with gourmet coffee. The Nugget is a local bar that hosts food trucks and karaoke nights, where shuffleboard courts lend to nighttime entertainment. For more options, East Grant Road has its own eateries. Mandarin Grill specializes in Cantonese and Chinese dishes while Mojo Cuban Kitchen and Rum Bar serves modern Cuban cuisine like guava cheesecake. Fry’s Food Store is in the neighborhood for ingredients for craft home-cooked meals. Campbell Plaza shopping mall is less than 2 miles north and has name-brand retailers like Ross, Ace Hardware and Gamestop. Albertson’s is another grocery store option.
Tucson public schools with quality programs
Children living in Jefferson Park can attend schools within the Tucson Unified School District. Blenman Elementary School earns a C grade by Niche and, because of its fine arts program, is recognized as an Opening Minds through the Arts (OMA) Gold School. Doolen Middle School has a C-plus grade and offers a GATE program that teaches its students through project-based learning. Tucson High Magnet School is the oldest high school in the district and maintains a B grade. The school’s Career & Technical Education programs can help students prepare for future jobs in auto mechanics and digital media.
Jefferson Park’s outdoor spaces and amenities
Jefferson Park has several green spaces with outdoor facilities to explore. Mansfield Park is a 20-acre area with playgrounds, walking paths, picnic areas and multipurpose fields. There’s also a community garden for growing produce. Mansfield Pool is a three-pool complex within the grounds that has a lap pool, splash pad and waterslide. The Donna R. Liggins Recreation Center is also in the park and has indoor facilities like a workout center and gym with drop-in basketball. In the summer, the center hosts cooling stations for people to get relief from the heat. Across the street, North Sixth Avenue Dog Park spans an acre for off-leash play and has a wash area. Additionally, the new Jefferson neighborhood park has open space for picnicking, enjoying a book or taking in the mountain views.
Traveling around Jefferson Park
The wide streets of Jefferson Park and UA’s campus nearby make it a pedestrian-friendly neighborhood. “It’s a highly walkable and bikeable area,” Sweeden says. Public transportation options include bus stops along East Grant Road, East Euclid Road, North Park Avenue and North Campbell Avenue. In a medical emergency, Banner-University Medical Center is directly south of the neighborhood. The Tucson International Airport is less than 10 miles away for commercial flights.
