The Miramonte neighborhood is small, but its lower cost of living and central location to some of Tucson’s biggest draws make it a convenient place to live. The community is 2 miles from the University of Arizona and sits adjacent to El Con Mall and the Banner University Medical Center. Work, retail and more are all accessible to the neighborhood.
Miramonte is surrounded by shopping and dining options. Tucson’s first mall, and one of its largest, El Con, is a destination for movies, restaurants and big-box stores like Target, Home Depot and Walmart Supercenter. The shopping plaza is located south of Miramonte on East Broadway Boulevard. Fast food options nearby include In-N-Out Burger, Chick-fil-A and Portillo’s. Additionally, there are several commercial businesses and eateries along East Speedway Boulevard. Bashful Bandit Barbecue is a locally owned restaurant serving Central Texas-inspired brisket that’s been smoked on an all-wood open fire. Across the street, Izumi Sushi Bar & Seafood has specialty rolls and bento box options. Red Garter Saloon Bar & Grill caters to the local nightlife, with its smoking lounge and rows of pool tables. For homecooked meals, people can get their groceries at Whole Foods Market.
Miramonte has a mix of condos, townhouses and single-family homes on wide, walkable streets. “I feel like the neighborhood is a classic Tucson area with larger lots. It’s got some classic homes that have charm and character,” says Real Estate Agent Cynthia Gandy with Tierra Antigua Realty, who is a Tucson native and has over 20 years of experience. Modest red brick ranchers built in the 1950s sit shoulder to shoulder with updated adobe bungalows with front porches and deliberate landscaping. These properties range from 1,200 to 2,500 square feet and can cost between $255,000 and $650,000, depending on size. Spanish Colonials from the 1930s and Pueblo Revivals also line the neighborhood, with stucco exteriors and red-tiled roofs. These properties are higher in price, costing $425,000 to $725,000. Homes in the nearby gated enclave of Encanto Village, built in 2008, boast two-car garages and covered patios for outdoor living. Traditional condos and townhouses in Miramonte are either adobe-styled or brick and can go for $180,000 to $375,000 for a two-bed, two-bath unit.
Children living in Miramonte can attend schools within the Tucson Unified School District. BASIS Tucson Primary is a public charter school serving students in kindergarten through fourth grade with a STEM-based and liberal arts-focused curriculum. BASIS is ranked the No. 3 Best Public Elementary School in the Tucson Area, according to Niche, and earns an A-plus grade by them. From there, students can attend Doolen Middle School, with its C-plus grade and GATE program that teaches using project-based learning. Catalina Magnet High School maintains a C grade, offers several options for Career and Technical Education courses and has a great athletic program.
The half-acre Miramonte Park is a quiet spot for relaxing or enjoying a picnic. There’s a Little Free Library and large decorative stones within the green space. Visitors can walk along rough dirt walking trails and admire the abundance of cacti in the area.
As a primarily residential area, Miramonte’s wide sidewalks are enjoyed by cyclists, though the area is not pedestrian-friendly. “There’s not a lot of walkable places like in most cities, but you can walk to Speedway Boulevard, to the restaurants that are close by,” Gandy says. Third Street’s University Bicycle Boulevard is used by most cyclists. Vehicles are a primary mode of transportation for getting around Tucson. Public transportation options include bus stops along East Speedway Boulevard, North Country Club Road, East 5th Street and North Alvemon Way. In case of a medical emergency, the Tucson Medical Center is on the other side of Alvemon. Tucson International Airport is 9 miles away for commercial flights.
