Suburban homes and city amenities
Located just below Downtown Tucson, South Park is a sprawling residential neighborhood that also has numerous shopping centers, restaurants and outdoor areas for its residents. Those who live in the area can enjoy a comfortable and spacious home while still having great access to city amenities and incredible desert views. “We’re in the basin of a valley, so we’re literally surrounded by mountains. Everywhere you turn, there’s a mountain view pressing the skyline,” says Real Estate Agent John Sweeden with Habitation Realty ERA Powered, who is a Tucson native.
Midcentury homes, bungalows and duplexes
Prospective homebuyers can choose between a blend of midcentury homes in South Park, often with three or more bedrooms and renovated, like-new interiors and newer builds. These midcentury modern homes can cost anywhere between $250,000 and $675,000, depending on square footage. Smaller bungalows with Santa Fe architecture can also be found in the neighborhood for $350,000 to $550,000. Many properties in South Park have spacious gravel front and backyards and a mixture of enclosed garages and carports. Those who want something more low-maintenance can settle in one of the many Pueblo-inspired duplexes or manufactured homes lining the streets.

Outdoor recreation in South Tucson
Along the eastern border of South Park is the expansive Silverlake Park. Complete with multi-purpose fields, green spaces and playgrounds, the park has something for everyone. Cool off at the Quincie Douglas Pool on hot desert days, which features a water slide and a splash pad. Those who want to get a workout in can head next door to the Quincie Douglas Center, complete with a weight room and recreation spaces for children. Another option for outdoor recreation is Santa Rosa Park, located at the northwestern edge of the neighborhood. Shoot hoops on the basketball court, explore the playground or use the public grills for a picnic. The Santa Rosa Recreation Center gets the community together through various programs for youth, teens and seniors.

South Park’s international restaurants and grocery stores
South Park contains a myriad of restaurants and shops throughout the neighborhood, including several options for authentic Mexican food, chain restaurants and fast food, as well as several bars that add to the neighborhood’s nightlife. Café Santa Rose on East Vail Road specializes in Native American Cuisine such as red and green chili popovers and chorizo burros. Fourth Avenue is lined with Mexican restaurants, including Mi Nidito, Tortilleria Don Juan and Taqueria la Vaca. On the northern edge of the neighborhood, American Eat Company is a food court supporting local businesses. Grab a gourmet burger from Kitchen 86, Asian fusion from Fatboy Sandos or a specialty latte from Café Con Leche.
When it comes to daily essentials or groceries, head to Walmart Supercenter, located in the Tucson Marketplace. There’s also a Food City grocery store on West 40th Street, next to Fiesta Mercado. More shops, restaurants and entertainment options are available in Downtown Tucson, which is roughly 3.5 miles away.

Tucson public schools with great programs
Families living in the area have several public elementary schools that they can send their little ones to, including Mission View and Ochoa Elementary within the Tucson Unified School District. Both maintain a C grade on Niche and offer enrichment programs – Ochoa partners with the John Valenzuela Youth Center for its after-school programs. Utterback Middle School is a short drive away and also has a C Niche grade. Utterback provides several English Literacy Development programs for bilingual students and recently unveiled an eSports lab as an extracurricular opportunity. From there, students can attend Tucson High Magnet School. As the district’s oldest high school, it has a B Niche grade and programs for both natural sciences and visual and performing arts.
Traveling south of Tucson
South Park may be expansive, but its pedestrian-friendly attitude and public transportation facilities make it easy for people to get around. “Near the downtown area, it tends to be very walkable and bikeable,” Sweeden says. Additionally, Sun Tran bus stops are available in several locations throughout the area. Interstate 10 sits along the western and southern border of the neighborhood for those who need to travel outside South Tucson, making for an easy commute. In a medical emergency, the Tucson VA Medical Center is located in the Veteran’s Hospital directly south of South Park.
