Why Live in Mottman-Black Lake

Mottman-Black Lake is a mixed-use neighborhood in the northwest corner of Tumwater. Most of its acreage is taken up by large commercial buildings, ranging from distribution centers for multinational corporations to wine wholesalers to manufacturing and automotive centers. The industrial north half of the neighborhood stands in stark contrast to the southern portion, which is largely covered in dense forest with a few scattered homes. “Parts of the neighborhood are very industrial, but other parts are home to some of the nicest homes in town,” says local Realtor and longtime South Sound resident Rebecca Champagne-Bingaman of Castle Realty. “The residential part of the neighborhood is very wooded, very private. There are a lot of custom-built luxury properties tucked away there.” While Mottman-Black Lake can feel remote, residents are within a 2-mile drive of West Olympia’s sprawling commercial district and even closer to Black Lake, a popular three-season recreation spot. The neighborhood’s housing stock is small but varied.
