A cozy coastal neighborhood in the laidback community of Englewood

Sprinkled with hints of Old Florida and offering a variety of housing options, West Englewood provides the perfect recipe for a casual coastal lifestyle. Located south of Venice on the doorstep of southern Sarasota County’s rapid expansion, the neighborhood remains a destination for those who wish to live life at their own pace. It borders the Intracoastal Waterway, and residents enjoy easy access to barrier-island beaches and the open waters of the Gulf. “It’s relaxed, a lot different than Sarasota or Venice,” says Terri Persing, a Realtor with Paradise Exclusive Real Estate and longtime Englewood resident. “Our property density is a lot less because we don’t allow buildings over three stories, so our population doesn’t grow up. It’s a very laidback community. It’s low key.”

Manufactured, ranch-style and waterfront homes among housing options

While housing options can range from manufactured homes to waterfront properties, prices typically range from about $250,000 to around $650,000. “Being able to get something relatively inexpensive is attractive,” says Debi Harman, a Realtor with RE/MAX Alliance Group who lives in nearby Sarasota National.

The largest waterfront homes typically sell between $1.2 million and $3.8 million. Polynesian Village is an amenities-filled, 55-plus community that offers manufactured homes priced between $120,000 and $250,000. Monthly HOA fees are $300. Ranch-style homes are prominent among the single-family options, which also include custom homes, contemporary homes and Coastal homes designed with severe weather in mind. Residents should be aware that the risk of wind damage is high during hurricane season.


Regardless of style, waterfront offerings are common. Several canals feature homes with private docks. Homes typically offer ample yard space on quiet streets enhanced by palm trees and other native greenery. The neighborhood's Cap Index Crime Score of 1-out-of-10 signifies an area with the lowest possible crime rate.

Nearby Manasota Key offers Picturesque Gulf Coast beaches

Manasota Beach Road on the northern edge of the neighborhood connects directly to Manasota Beach Park, a featured destination on Manasota Key just across the Intracoastal. “The beach is beautiful, very authentic,” Harman says. “People go there to watch the sunsets.” Before the sun sets, visitors can relax on the white-sand beach, swim, fish and nature-watch on nearby trails. Boaters and watercraft enthusiasts can access the water on the Intracoastal side. There are more recreational destinations heading south on Manasota Key, including Blind Pass Beach and Stump Pass Beach State Park. Boaters can make the short trip down the Intercoastal and enter the Gulf via Stump Pass. Nearby Lemon Bay Park offers additional waterfront access in a natural setting, and it is also home to an environmental center. Englewood Sports Complex about 6 miles away features an array of athletic fields for organized youth and adult play.

Well-rated schools are split between two counties

While the neighborhood is on the southern edge of Sarasota County, much of Englewood is in Charlotte County. As a result, students in Englewood can attend schools in both counties. Young students in the neighborhood can attend Englewood Elementary, an A-rated school by Niche that is part of Sarasota County Schools. Older students can attend L.A. Ainger Middle and Lemon Bay High, both B-rated schools that are part of Charlotte County Public Schools. The Sarasota district earns an A from Niche, and the Charlotte district a B-plus. Florida’s open enrollment program allows students to apply for transfers outside of their geographic zones.

Tamiami Trail, Dearborn Street offer a mix of shopping and dining

The neighborhood is conveniently located to shopping and dining via Englewood Road on the community’s east side. Publix and Walmart anchor a concentration of retail stores about 5 miles north where Englewood Road connects to Tamiami Trail, the Gulf Coast’s primary commercial corridor. Englewood Road also provides easy access to Olde Englewood Village. Dearborn Street is the heart of the village, and it features a charming collection of coffee shops, restaurants, art galleries and shops. Chophouse 285 is a steak and seafood restaurant that recently opened along the thoroughfare.

Danny Duncan, a YouTube star and native of Englewood, gained approval in 2022 to build a putt-putt golf course on Dearborn Street, but it is still in development. Pioneer Plaza hosts a Thursday farmers market from October through May and other community events. “On the first Saturday of every month, Dearborn Street hosts a classic car show with hundreds of cars,” Persing says. Residents are within 10 miles of Wellen Park, a massive master-planned development anchored by a buzzy downtown built around an 80-acre lake with plenty of shopping and dining.

Hospital, larger coastal cities are easily accessible

HCA Florida Englewood Hospital is about a 7-mile drive from the neighborhood. Nearby Tamiami Trail provides convenient travel to Venice and Sarasota, about 10 and 25 miles away, respectively. The Sarasota-Bradenton International Airport is about a 35-mile drive. Englewood Road, known regionally as Florida 776, provides a direct route east to Port Charlotte, a little over 20 miles away.
