Rural suburb outside of Victorville’s city limits
About 7 miles southwest of Victorville, Mountain View Acres is an unincorporated, semi-rural High Desert suburb set right on Interstate 15, with area-affordable homes on large lots. “There’s easy freeway access, the cost of homes is significantly lower here than it would be in the nearby Inland Empire area, and of course, we have beautiful blue skies,” says Joyce Anfenson, a Victorville-based Realtor with California Life Properties. Many residents commute to Inland Empire cities like San Bernardino and Riverside, while others work at the nearby Southern California Logistics Airport in Adelanto or one of Victorville’s many manufacturing warehouses. There's lots of nearby shopping and dining, and several area parks and trails.

Newer homes feature backyard pools
Along the wide, sparingly landscaped streets here, most homes here are either midcentury ranch-style or 21st-century new traditional with Spanish-style details like stucco exteriors and clay-tiled roofs; there is no local homeowners association. “You can get more land here than in the Inland Empire," says Victorville-based Realtor Jaime Arteaga with MGR Real Estate. "Most of the homes have half-acre to full acre lots.” The median home price in Mountain View Acres is $427,000, compared to $445,000 in Victorville, $500,000 in San Bernardino and roughly $660,000 in Riverside.
The ranch-style homes here date to the 1960s and '70s, typically have three to four bedrooms, and range from $350,000 to $400,000, depending on lot size. New traditional homes built between 2019 and 2022 also have three to four bedrooms and range from $450,000 and $520,000; many have backyard pools to help beat the desert heat. Undeveloped half-acre to full acre lots are also available, and generally range from $150,00 to $250,000.

The Cobalt Institute of Math and Science is a B-rated, stem-focused public magnet school serving Grades 7 through 12. Right in Mountain View Acres, the local Hangar 18 Indoor Climbing Gym offers more than 7,000 square feet of air-conditioned climbing terrain. Less than a mile southwest, Liberty Park has a jungle gym and multi-use trails. About 9 miles north in Victorville, the 52-acre Rockview Nature Park is a popular spot for dirt-bikers and hikers that features a gazebo and an outdoor amphitheater.

Near Victorville’s culinary corridor
The closest shopping and dining are found along Palmdale Road, the neighborhood's northern border. Here there's a CVS and a Cardenas Markets grocery store, and local eateries that include Raul's Tequila & Kitchen and Yellow Basket Burgers. Three miles south at The Mall of Victor Valley, department stores include Kohl's and Macy's, and big-box retail includes Lowe's and a Walmart Supercenter. The mall also has a handful of eateries, including sit-down sushi spot Kobe Japanese, and the Cinemark Victorville 16 movie theater. Grocery stores near the mall include Stater Bros. and Vallarta.

Quick highway connectivity
Interstate 15 runs east along Mountain View Acres, leading 9 miles northwest to Adelanto, about 37 acres south to San Bernardino, and 81 miles southwest to Los Angeles (with several interstate connections along the way). Victor Valley Transit Buses run along El Evado Road, leading or connecting to destinations throughout the Victor Valley. Desert Valley Hospital is 9 miles southeast, and San Bernardino International Airport is 40 miles south.
In 2028, a high-speed railway called Brightline West will make its debut in the area, ultimately traveling between Las Vegas, the High Desert, and the Inland Empire. Las Vegas is about 190 miles northeast via Interstate 15, and normally a three-hour trip, but this train will cut that travel time to two hours. The closest Brightline West station will be in Apple Valley, about 11 miles west, and a station in Rancho Cucamonga, about 41 miles south, will provide a connection to the Metrolink commuter train.
